Job description
Buckingham has an immediate opening for an experienced PART-TIME Apartment Porter supporting building maintenance and curb appeal efforts of a multi-resident Affordable Housing apartment complex at its Villa Paseo Palms in Paso Robles, California!
The selected individual will have a working knowledge of basic property maintenance and cleaning methods, will balance team and individual responsibilities while maximizing curb appeal and overall community appearance, will be self-driven with great follow though, is dependable and will always provide outstanding customer service to residents and fellow employees.
The PART-TIME Porter works under the direction of the Maintenance Supervisor and/or District Supervisor in providing superior groundskeeping of our complex at all times. He/she will act as a partner with the Maintenance Technician and/or Community Manager in the completion of groundskeeping tasks and other areas of responsibility .
This PART-TIME position requires good knowledge of basic groundskeeping and cleaning methods, and basic maintenance practices and procedures.
While other duties may be added, the Essential Duties and Responsibilities of the position include:
- Promotes positive, proactive co-worker and resident interactions to ensure the Buckingham experience of high-quality property management.
- Physically walks the property on a daily and frequent basis to maximize curb appeal and overall community appearance and preservation of community office, pool area, laundry rooms, stairways and breezeways, dumpster areas, recreation areas, grounds adjacent to the road and in front of the community office, walkways to and from, and in-between buildings, parking lots and drives.
- Physically walks the property on a daily and frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds particularly ensuring that the following areas remain neat and free of litter at all times: community office, pool area, laundry rooms, stairways and breezeways, dumpster areas, recreation areas, grounds adjacent to the road and in front of the community office, walkways to and from, and in-between buildings, parking lots and drive.
- Physically walks the property on a daily and frequent basis and cleans and rakes shrub areas; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
- Physically walks the property on a daily basis and assists Maintenance Technician, or in his/her absence, in the checking and replacement of exterior lighting on a daily basis.
- Assists Maintenance Technician with light maintenance work as needed. Performs light maintenance on property as requested by Maintenance Technician, Community Manager, Maintenance Supervisor, District Supervisor, and/or member of management.
- Assists Maintenance Technician with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
- Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site.
- Completes minor and routine service requests when requested. Follows procedures when service requests are performed.
- Performs detailed cleaning of assigned areas including, but not limited to, washing buildings, cleaning amenities, community rooms, laundry rooms, restrooms, fitness rooms, pool area and BBQ areas
- Cleans windows and pressure washes common areas.
- Wipes, scrubs, dusts, sweeps, mops, vacuums, as required.
- Performs "trash-out" duties at vacated units on a daily basis. Removes all abandoned furniture, trash, boxes, etc. Transfers to dumpster or storage area, whichever is applicable.
- Transfers trash and other items left outside of dumpster into dumpster. Picks-up and sweeps area. Keeps dumpster/compactor doors closed at all times.
- Responsible for daily cleanup of trash, trash bins, and loose debris, and disposes of any waste according to safety guidelines.
- Helps clean and maintain storage and maintenance shop areas. Ensures that storage areas always remain locked when not in use.
- Performs work area clean-up and practices proper safety protocol at all times. Identifies and resolves safety hazards throughout the property, including but not limited to burnt out lights, sprinkler heads, pools of water
- Observes condition of property throughout the community and immediately reports and/or initiates action to correct unsafe conditions to the Maintenance Technician and/or Community Manager. If timely response does not occur, reports unsafe conditions to the Maintenance Supervisor, District Supervisor, and/or member of management (as appropriate).
- Participation in monthly, quarterly and annual inspections, as needed, of all units, buildings, common areas, performing janitorial assistance as needed.
- Ensures daily communication with Community Manager and/or Maintenance Technician as to status of groundskeeping and other areas of responsibility.
- Provides Community Manager with Bulk Item pick up list to avoid excessive accumulation of items on the premises.
- Delivers packages, notes, letters and flyers to residents at the request of the Community Manager.
TOOLS AND EQUIPMENT
Buckingham will supply and take care of all tools and equipment that are required or are necessary to do the job. Employees are not authorized to use their own tools or equipment.
BUSINESS TRAVEL REQUIREMENTS
Qualified applicants must have reliable transportation for business travel purposes.
Are of a local nature (within 100 miles) up to ¼ of time. Employees are reimbursed for the approved use of their personal automobile on official Buckingham business.
Individuals who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with Buckingham policy.
SCHEDULE AND COMPENSATION
While the typical schedule for this PART-TIME position is 25 hours per week (Monday - Friday: 8-1 p.m.) additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.
Compensation for this PART-TIME, hourly non-exempt position is $16.00 - $16.00 per hour.
