Business Manager
RK Properties is currently in search of a dynamic and motivated Business Manager to join their team in Carolina Forest area. The preferred candidates should possess 1-2 years of experience in property management, with prior experience as an Assistant Property Manager. Additionally, they should have a working knowledge of property management software such as Yardi, RentCafe, and Onsite, as well as familiarity with tracking lease renewals, collections, and local/national eviction laws. The role will involve working in a fast-paced lease-up community.

Responsibilities/Duties Including but not limited to...
Administrative
- Maintain a delinquency less than 1% by actively contacting any past due accounts daily for payment and file evictions in a timely manner.
- Accurately post and deposit resident payments, deposits, and fees on a daily basis.
- Post all rent charges and ensures rent payments are paid in full by the 10th of the month.
- Take the necessary steps to initiate all evictions, including preparing copies and submitting all required paperwork for legal evictions or other legal proceedings. Ensure that all evictions and legal proceedings are carried out to completion.
- Strong interpersonal skills, ability to interact professionally with tenants, vendors and maintenance teams.
- Assist with the turnover process with new leases and lease renewals.
- Stay up-to-date with the latest market conditions, trends, and product knowledge in the community and other competitive communities, and ensure that the leasing staff has access to the same information.
- Assist in the development, preparation, and administration of the community's operating budgets, and play a key role in achieving the community's financial goals.
- Knowledge of real estate laws and guidelines.
- Proficiency with word processing software and related tools
- Must be able to meet deadlines, multi-task and communicate effectively to your team and residents.
- Ensure that the processing of accounts payables and SODA’s are completed in a timely manner and accurate.
Leasing
- Stands and greets each person who enters the office with a friendly smile and always welcome them to the community by introducing yourself and ask for their name.
- Conduct community tours to prospective residents and make sure all amenities are shown.
- Makes sure all guest cards are fully filled out by the employee and key questions are asked to find out what the prospects needs are.
- Makes sure all guest cards are properly followed up with by calling, mailing, or emailing.
- Reviews and approve all applications making sure each one is properly filled out, including all needed documents, and are processed within 24 hours of being received.
- Take an active role in planning resident events with the team.
