Elevated Asset Management is seeking a Leasing Professional in Texas City, Texas. Our Leasing Professionals are responsible for giving prospective and current residents an exceptional customer experience. Our Leasing Professionals have excellent communication skills that result in meeting community goals such as: new leases, resident retention, and customer satisfaction.

Duties and Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments
  • Must have complete knowledge of Fair Housing Compliance laws or attend Fair Housing Training within the first 30 days of employment
  • Must maintain a complete knowledge of the lease application, rental criteria, lease contract and other important addenda
  • Must immediately notify his or her immediate supervisor of any illegal conduct by a vendor, resident or other employee

Marketing and Leasing

  • Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet
  • Answer incoming calls and respond to each call whether it is a prospect, current resident, or reported service request
  • Inspect models units and make ready vacancies daily to ensure cleanliness and functionality
  • Greet prospective residents, determine their needs and preferences through friendly, conversational manner
  • Professionally present the community and specific apartment(s) while pointing out features and amenities
  • Stage, showcase and tour vacant apartments, both virtually and in-person.
  • Maintain awareness of local market conditions and trends; Contribute ideas to the Manager for marketing the property and for improving resident satisfaction
  • Work daily in the company CRM program in order to contact and follow up with prospects and open leads
  • Perform outreach marketing duties, such as business to business, bandit signs, flyers etc.
  • Assist Community Manager with resident retention activities as needed

Administrative

  • Correctly complete all lease applications, process application verification and notify prospective residents of results
  • Complete all lease paperwork including related addenda per Elevated Asset Management policy
  • Accept rent and deposit – not to include cash or incomplete money orders
  • Complete guest information form on all prospects; send thank you notes and perform follow up
  • Enter phone and/or walk-in traffic from welcome cards into the computer daily
  • Physically inspect property when on grounds; Pick up litter and report any service needs to Manager, including cluttered patios, inoperable vehicles, broken windows, water leaks, etc.
  • Inventory office supplies on a periodic basis; Report needs to Manager
  • Organize and file appropriate reports, leases and paperwork daily
  • Attend company meetings when requested
  • Document all resident communication (verbal and written) in the online lease communication log
  • Assist Manager in preparation of daily and weekly reports, market surveys, etc.
  • Accompany outside vendors on service request calls for occupied apartments when necessary

General

  • Perform any additional duties assigned by Manager or Property Supervisor

Qualifications

  • Required: One year of experience in sales, hospitality, and/or customer service
  • Required: High school graduate or GED
  • Required: Strong technical/computer skills: Microsoft Office, Google Products, Facebook etc.
  • Required: Strong verbal and written communication skills
  • Required: Work a varied full-time schedule including weekends and holidays as required
  • Required: A valid driver's license
  • Required: Bilingual (Spanish)
  • Preferred: Leasing and/or Property Management experience
  • Preferred: Experience with property management software, Resman is a plus
  • Preferred: Experience with a CRM (Customer Relationship Management) Program

What to Expect:

  • The job is typically stationary but requires the ability to physically access all exterior and interior parts of the property and amenities with
  • The job will require daily exposure to the outdoor environment (rain, heat, cold etc.) when performing community tours and apartment inspections
  • Applicants must be able to push, pull, lift, carry or maneuver weights of up to twenty five (25) pounds independently and fifty (50) pounds with assistance
  • Applicant must have a range of vision that allows work with both paper and digital applications, leases, general documents and forms, and computerized record keeping on a daily basis
  • Applicant must be able to hear and speak in order to communicate with residents, vendors, supervisors, and coworkers on the telephone or in-person on a daily basis.
  • Must maturely and professionally handle urgent and diverse work situations on a daily basis
  • Attendance is essential
