Golden Rain Foundation (GRF), located within the community of Leisure World Seal Beach, has an immediate opening in our Physical Property Department for a Building Inspector. This is a full-time position with regular business hours from 8am to 4:30pm, Monday-Friday.

Under the direction of the Facilities Director and Physical Property Manager this position is responsible for the inspections of remodel construction projects generated by GRF, Mutual Corporations and residences.

As a Building Inspector you can expect to:

  • Consult with architects, engineers, electrical and general contractors, developers and homeowners on building methods and standards.
  • Coordinate, document and track annual fire/safety inspection requirements.
  • Verify compliance of each Mutuals' policies for structural, electrical, plumbing, and mechanical facilities, structures and systems.
  • Perform final inspection upon completion of Mutual projects.
  • Verify work proposed in permit applications meets Mutual specifications and approve GRF permits.
  • Advise Mutual Boards regarding modifications of apartments initiated by the resident and any unauthorized remodeling or installation of appliances without proper permits.
  • Inspect, coordinate, and supervise work performed by contractors.
  • Verify compliance with Mutual policies for structural, electrical, plumbing, and mechanical facilities, structures, and systems.
  • Plan review of all proposed remodel plans with Mutual Directors and contractors for compliance with Mutual building standards.
  • Coordinate escrows and/or of transfer of building inspections.
  • Attend monthly meetings and present comprehensive report on all matters pertaining assigned Mutual.
  • Assist Board members in specification writing, bidding, evaluation, and preparation of contracts.
  • Knowledge of state and federally mandated codes for mechanical, building, and plumbing trades.
  • Analyze and solve problems related to construction and maintenance.

The required qualifications include:

  • Knowledge of building codes and ordinances.
  • Knowle
  • Practical knowledge of OSHA regulations, safety standards and requirements.
  • Experience in reading blueprints.
  • Knowledge of the escrow process.

The licenses and/or certifications required for this position:

  • College level study in building inspection technology.
  • Class completion in National Electrical Code; Uniform Building Code, Uniform and/or Mechanical Codes.
  • Possession of International Conference of Building Officials certification (ICBO) as a plan’s examiner, plumbing inspector, mechanical inspector or building inspector within one (1) year of commencing employment.
  • A valid California driver’s license and a satisfactory driving record are conditions of initial and continued employment.

Additionally, it is important that you have experience in office administration, business etiquette and working knowledge of various software programs (e.g., Microsoft Office, Jenark).

The pay range for this position is $29.73 per hour to $40.08 per hour and will vary with the extent of experience.
