Chief Engineer Position

This position maintains the physical environment (inside/outside) for assigned buildings, executes work orders, performs landscaping duties, and ensures the building is clean and stocked with supplies. This person will also keep the General Manager informed of all problems or unusual matters.


RESPONSIBILITIES


  • Supervises General Maintenance in the department.
  • Attracts, retains and motivates staff.
  • Hires, trains, develops, empowers, coaches and counsels, conducts performance and salary reviews, resolves problems, provides open communication vehicles, disciplines and terminates, as appropriate.
  • Develops, recommends, implements and manages the department's budget, capital expenditure plan, forecasts and objectives consistent with maintaining a first-class property and management's expectations.
  • Develops, implements, and manages a maintenance program and negotiates maintenance contracts for the hotel, the grounds and all of the equipment in compliance with brand standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and employees to protect the asset and maintain the property in first class condition.
  • Develops, implements, and directs all Emergency Programs; ensures all equipment is maintained, conducts inspections and drills, ensures compliance with all codes and regulations, trains all employees and maintain accurate records to ensure a safe environment which protects the asset, guests and employees.
  • Develops, implements, and manages energy conservation programs for the property to minimize expenses.
  • Ensures all guest request/complaints related to the building and its systems are resolved.
  • Monitors equipment function daily, checking and maintaining optimal temperature and settings of major operating systems.
  • Ensures that all safety concerns are addressed every day. Checks that stairwells are clear, that there are direct paths to fire extinguishers, and all breaker panels are free from obstructions. Schedules all preventative maintenance with all contractors.
  • Participates in the management of the property as a member of the Executive Committee. Reports unsafe conditions to the General Manager.
  • Perform maintenance of electrical systems (replacing light bulbs, ballast, outlets, switches)
  • Keeps General Manager promptly informed of all problems or unusual matters of significance.
  • Surveys the building and repairs ensuring consistency with health and safety standards.
  • Maintains heating and plumbing systems to ensure functionality.
  • Provides preventative maintenance of HVAC systems (air handler coils cleaned, replace filters and belts).
  • Conducts general upkeep (landscaping) and other tasks as assigned (painting, carpentry, appliances, drywall, windows, etc.).
  • Schedules department personnel to maintain 24-hour/day coverage for preventative maintenance on building and equipment including external utilities such as water, power, gas, sewer, and also internal utilities, power systems and fire protection.
  • Other duties as assigned.


Qualifications

  • Minimum high school or GED required.
  • A minimum of 3-5 years of hotel maintenance is preferred.
  • Previous leadership experience is required.
  • Knowledge of EPA, OSHA and NEC regulations preferred.
  • Weekend availability.
  • HVAC certified.
  • Experience with pool maintenance is preferred.
  • Strong knowledge of tools, common appliances and devices
  • Must possess a valid driver's license
  • Regional travel required, occasionally
  • Deadline, detail and customer service-oriented
