Title: Community Manager
Location: 1350 North Locust St. Ottawa, OH 45875
Job Summary:
The Community Manager is responsible for the overall management of an affordable housing community, including leasing, financial performance, maintenance supervision, and administration. The Community Manager ensures compliance with all governmental and lender regulations and supervises on-site staff. The Community Manager reports to the Regional Manager and follows all policies and procedures established by the company.
Responsibilities:
- Supervise and motivate staff to achieve operational goals
- Interact positively with residents and the public to enhance the community image and retention
- Lease apartments, including taking inquiries, showing units, and verifying income and credit information
- Maintain the community in an attractive manner and timely collect rents and monies
- Screen and score rental applicants and control delinquency
- Create and maintain a customer-centered service culture
- Assist in hiring, development, discipline, and employment termination of staff
- Administer the community's operating budget and control monthly expenses
- Assemble and verify credit and income information for prospective residents and ensure compliance with all regulations and commitments
- Track and complete unit inspections and preventative maintenance
- Inspect the property daily, schedule repairs and capital improvements, and forward recommendations to the Regional Manager for approval
- Review financial reporting and records and participate in company-sponsored training
- Maintain awareness of market conditions and enforce lease terms and rules
- Perform any other duties as assigned
Required Skills and Abilities:
- Outgoing, friendly attitude and ability to communicate effectively with residents and staff
- Experience in property management, preferably in the affordable housing industry
- Strong organizational and problem-solving skills
- Proficiency with property management software and financial reporting tools like Yardi and Voyager
- Knowledge of fair housing laws and regulations
- Experience working with low-income and diverse populations. Familiarity with Fair Housing laws preferred and RD 515 preferred.
- Customer service experience
Education & Physical Requirements:
- Must possess a valid driver’s license and insurance
- High school diploma or equivalent required
- Must be able to lift up to 15 pounds at a time.
