Your New Role
WPC is looking for a Construction Manager to oversee and manage capital construction projects for our portfolio of residential and commercial properties. The Construction Manager is a corporate role spanning the life of a project from inception through construction completion. This person will provide strategic leadership, direction, management of the day-to-day construction operations and the vision necessary during construction to ensure the overall successful delivery of each project. This person will work on multiple projects simultaneously while managing internal and external resources to achieve overall company and project deadlines / goals. This individual will also play a key role during the Pre-construction phase of a project, helping identify and assess risk, manage expectations around budget, schedule, quality, constructability, and feasibility throughout all phases of development.
Essential Functions and Responsibilities
- Oversee and manage multiple commercial construction projects ensuring high quality, on-time, and on-budget deliverables.
- Lead GC bid processes, including RFPs, negotiation of GC Contract and GMP.
- Represent WPC interests on site.
- Oversee and coordinate all on site activities and ensure effective communication with all project stakeholders.
- Provide program level schedule development & overall project tracking.
- Facilitate and oversee project auditing, insurance compliance and bonding / subcontractor default insurance programs.
- Manage financial control and accountability through project completion.
- Review, verify, and negotiate change orders as necessary.
- Create and maintain strategic vendor / contractor relationships.
- Source and procure owner’s consultants as necessary.
- Review all design documents and provide constructability and budget reviews and assess completeness of drawings, specs, and design intent.
- Assist in providing Value Engineering throughout the design process to maintain budget.
- Monitor & enforce design milestones & deliverables.
- Ensure compliance with safety regulations and building codes.
Qualifications & Requirements
- Minimum of 10 years of experience in construction project management and capital/tenant improvement projects with in-depth understanding of construction procedures.
- Experienced with high rise, mixed use residential, and office tower construction.
- Expert in reading construction drawings and documents.
- Bachelor’s Degree in related field.
- Detail-oriented, can manage multiple projects simultaneously with strong interpersonal leadership skills.
- Exceptional analytical, organizational, time management, and multi-tasking skills to meet required deadlines.
- Conscientious, self-directed, and entrepreneurial with the ability to work both independently as well as collaboratively with teams.
- Experience with BlueBeam or other similar applications and project management applications.
