JOB MISSION:
The Construction Project Manager will coordinate and manage the development of designs and specifications for Retail store construction, taking projects from concept to full completion on time and under budget. Responsible to obtain contracts, oversee Architectural, Engineering, and Construction firms for the design and construction of each project with considerable accountability and responsibility for overall project coordination. Host meetings with internal customers, site support staff, designers, and licensed professionals to create the scope, specifications, and construction documents for various projects then bid and execute the projects. Execute all work in harmony with the Retail Operations and Landlords; and ensure that the work is full compliance with acceptable construction practices; as well as local, state, and federal requirements. Manage and coordinate all communications and direction to contractors, vendors, and internal members to accomplish project tasks. This position requires 10%-40% travel in North America.

MAJOR ACCOUNTABILITIES:

  • Project Design and Development
  • Coordinate with NB Retail and the selected architect, MEP engineers and specialty consultants, hereinafter referred to as the “design team,” to review the preliminary project schedule.
  • Schedule and conduct regular design meetings, to review progress of construction documents.
  • Meet with building management to gather data about building processes and procedures for tenant improvement.
  • Review preliminary design with lease documents to assure the budget is maintained.
  • Review design for alignment with base building systems and make recommendations for areas that need to be improved upon prior to tenant occupancy.
  • Update and monitor the critical activity schedule as outlined and defined above.
  • Owner Direct Purchase Contract Coordination
  • Perform a preliminary audit with the IT staff of existing tele/data/AV systems to determine the scope of work required of a tele/data consultant.
  • Develop a scope of work and RFP for vendors.
  • Create a bid list of potential firms that are qualified based on experience, size, scope.
  • Review RFP responses and provide a detailed analysis of each.
  • Review and negotiate contract and make final recommendation
  • Construction and Purchasing
  • Selection of contractor and the award of construction contract:
  • Monitor and track the permitting process.
  • Review all contracts to establish the appropriate insurance coverage for each consultant, contractor and make recommendations based on project risk.
  • Applications will be reviewed to determine compliance with waivers of lien and percentage of completion.
  • Perform regular observations of the project to determine generally if the work is being performed in accordance with the contract documents and good construction practice.
  • Upon substantial completion of contractor’s work, track the creation and completion of
  • Architect and engineer’s punch list of all items that must be completed by the contractor prior to receiving final payment.
  • Project Close-out and Post Construction
  • Work with design team, specialty vendors to identify and organize all project closeout.
  • Deliver completed budget and spend to date in a formal closeout meeting with the New Balance Finance Team.
  • Final submittal of all leases required closeout information to Landlord for Tenant Reimbursement (if applicable).

REQUIREMENTS FOR SUCCESS:

  • Have strong coordination, organization, and liaison skills to manage many assignments at various sites.
  • Have strong problem-solving skills and be capable of accurately assessing needs.
  • Have clear and effective oral and written communication skills.
  • Exercise a high degree of skill in the areas of communications, negotiations, and persuasion.
  • Ability and commitment to being discreet, tactful, timely, and operating judiciously when addressing internal and external customer needs.
  • Demonstrate leadership skills within a consensus building diverse culture.
  • Have effective analytical skills to negotiate and interact with vendors, employees, and customers.
  • Diplomatic interpersonal skills are required to effectively relate to customers at all levels.
  • Maintain an appropriate demeanor and take quick action to resolve issues.
  • Project Management Professional (PMP) Certification is a plus but not required.
  • Proficient for daily use of word and data processing in MS Word, MS Excel, Outlook
