RESPONSIBILITIES:
Responsible for the supervision of Exterior Ancillary Services on a 125-acre luxury retirement community campus in Atlantic Beach, Florida. Job scope includes accurate record keeping, promoting job worksite safety, providing excellent customer service while exhibiting quality workmanship and leadership. This position includes supervising all exterior landscape renovations, exterior cleaning services, working in tandem with outside vendors, gutter cleaning, pressure washing, and the supervision of multiple employees. Scheduled work week is Monday through Friday 7:00 AM-3:00 PM. Occasional after hours or weekend service will be required.
DUTIES:
- Manages and directs exterior ancillary crew.
- Communicates well to other employees.
- Working knowledge of irrigation controllers.
- Digging, raking, and debris removal.
- Assists team members in the preparation, installation, and construction of landscaping materials.
- Ensure Campus utility vehicles and equipment remain clean and in working order, including preventative maintenance.
- Skillfully and safely uses manually and power operated tools or equipment to perform installation, maintenance, and cleaning projects.
- Maintains and cares for Campus equipment, and hand tools.
- Ability to move, lift up to 50 lbs., walk, kneel, crouch, and crawl.
- Strong working knowledge, and ability to operate heavy equipment.
- Assists and leads the training and development of crew members.
- Reports resident or crew member concerns to direct supervisor.
- Identifies and reports on potential cost savings and efficient ways to perform work.
- Wears and uses all PPE (Personal Protective Equipment).
- Ensures all crew members perform their work safely and wears and uses all PPE as directed.
- Ability to positively represent the community by interacting with community Residents and colleagues in a polite and professional manner.
- Ability to effectively communicate verbally and electronically.
- Ability to adhere to uniform requirements. Uniforms will be provided but safety steel toed work boots are the responsibility of the employee.
- Ability to maintain a clean work site, and an orderly stocked storage area.
- Ability to safely operate pressure washing equipment.
- Ability to work safely from ladders and lifts.
- Ability to properly and safely use commercial cleaning products.
- Ability to track material and labor cost, and to provide daily reports to department manager.
- Responsible for completing all training classes and seminars, at management discretion.
- Ability to provide high level customer service for internal Residents and external guests and cross-functional departments.
- Ability to be a self-starter and work independently as well as part of a team.
- Ability to operate machinery as well as physically operate, activate, use, prepare, inspect, place, detect and position materials.
JOB KNOWLEDGE:
A High School Diploma and a minimum of three (3) years of commercial landscape and/or property maintenance experience required.
All work will be completed at Fleet Landing, Atlantic Beach, Florida. Fleet Landing is a Continual Care Retirement Community that includes both independent and assisted living, health and wellness facilities, community amenities, athletic features, restaurants, and common elements.

PHYSICAL DEMANDS:
Position requires constant work outdoors in all types of weather conditions and exposure to elements. The position constantly moves, walks, climbs, stoops, kneels, crouches, and crawls to complete assigned duties. Frequently operates machinery and power equipment. Frequently required to stand and walk, lift and/or move up to 50 lbs. with assistance.
