Company Overview
Southside United HDFC (Los Sures) is a well-regarded community-based housing and social service organization serving the residents of Williamsburg and surrounding neighborhoods in Brooklyn. Los Sures Management, Inc., the organization’s property management arm that owns and manages 750 units of affordable housing is looking for an experienced individual to serve as its Director of Asset Management. The successful candidate would be experienced in, and have a strong commitment to, community-based affordable housing.
This position reports directly to the Executive Director, will interact with tenants, and will be on call 24/7 for emergencies.
About the Position
The Director of Asset Manager is charged with the day-to-day implementation of policies, procedures and housing subsidies that will assure a well-managed building, placing maximum emphasis on positive responses to the concerns and needs of the tenants.
Supervisory Responsibilities
- Directly supervises the Associate Property Services Coordinator and the Field Maintenance Supervisor
- Oversee a management team of over 35 employees
- Oversee all-administrative functions of the department which includes but is not limited to DHCR registrations, multiple dwelling registrations, lease renewals, section 8 increases, requested rent rolls, lease up, and maintenance of general waiting lists, building notices, maintenance orders and invoice processing.
- Oversee building audits, MORs, REAC Inspections, and other projects as needed.
- Process payroll and track overtime.
- Schedule staff meetings and implement policies and procedures.
- Apply progressive discipline procedures when necessary.
Administrative Responsibilities
- Oversee government regulations for local, state, and federal government agencies (NYSHCR/NEF/HPD/HUD/DOB/ECB) and ensure that all compliance requirements are met timely. Clear violations promptly and respond to corrective action plans if needed.
- Coordinate annual insurance inspections, implement insurance recommendations, and submit insurance claims
- Assist the fiscal department in the preparation of the annual budget, reports, and financial performance measurements of portfolio. Submit reports to tax credit syndicators and other funding sources/monitoring agencies as needed.
- Track rental delinquency by residential/commercial tenants as well as non-payment/hold over court proceedings, collaborate with L & T attorneys and make court appearances as needed.
- Get bids, negotiate contractor proposals for needed repairs and capital improvements; secure additional vendors as needed.
- Leads and oversees capital improvement projects and work with government agencies (HCR/HPD) on reserve withdrawal requests for major capital improvements
Facility Management
- Along with Leasing Coordinator and Housing Specialists assist with administering tenant occupancy, including providing new tenants with an introduction letter regarding emergency contacts, rent collection procedures, and maintenance request procedures.
- Oversee the coordination of tenant repairs, apartment turnovers, coordination of repairs for violation removal and ensure that repairs are made for S8 HQS inspections.
- Monitor equipment, such as elevators, boilers, fire suppression, etc. and ensure all inspections/registrations are up to date.
- Along with the Field Maintenance Supervisor and Associate Property Service Coordinator, lead and perform regular inspections of properties and tenant spaces to ensure proper upkeep of the property.
Qualifications
- Bachelor’s Degree (required)
- 2-3 years of experience in affordable housing property management and supervisory experience
- Proficient in Microsoft Office Suite and knowledge of Yardi or other property management software.
- Tax Credit Compliance and Occupancy Specialist preferred.
- Familiarity with housing compliance requirements and the local, state, and federal regulatory agencies.
- Familiarity with housing subsidy agencies and procedures
- Bi-lingual (English/Spanish) preferred.
