The Head, Real Estate Asset Management job is responsible for wide/comprehensive oversight of real estate asset management activities with the goal of maximizing the value of the organization's real estate portfolio. Considered a subject matter expert in the organization and the market, this job creates value across the real estate and property asset platform for business execution and originates opportunities for the real estate portfolio. This job is responsible for policy and strategy implementation for short-term results (1 year or less) and manages experienced professional level employees who are responsible for creating value and financial operating performance of real estate assets.

The Managing Director and Head of U.S. Housing Asset Management will report to the Global Head of Housing and will take a leading role in the strategic direction and overall management of the asset management and operations of the U.S. housing portfolio which stands at approximately 70,000 units. Position requirements of all applicants include a minimum of 10 years of housing real estate experience as an asset management executive and deep and numerous relationships within the sector complemented by the ability to further develop, expand and maintain external relationships with key market participants, including property managers, service providers, and property tech platforms.
Key Responsibilities and Duties
- Manages strategy and implementation for a portfolio of real estate assets, fosters relationships with tenants, market leaders and investor clients and streamlines internal and external communications.
Oversees investment strategy plans for real estate investments, monitors market trends and intelligence, and makes recommendations in support of initiatives for the real estate and property asset management portfolio, in order to ensure the team achieves and drives value and financial operating performance.
Ensures execution of organization initiatives, including environmental, social and governance (ESG) and sustainability initiatives, and adherence to policies and procedures as appropriate for properties.
Guides team through financial, operational, leasing and capital matters for real estate and property asset portfolios.
Leads real estate business origination initiatives by developing and maintaining relationships both with tenants, investors and within the market.
Ensures compliance with organization-specific standard operating procedures and supports quarterly compliance attestations for real estate and property assets.
Manages performance of team through regular, timely feedback as well as the formal performance review process to ensure delivery of strategic initiatives and to foster team member engagement, motivation, and development.

Ability to act as the lead executive and manager of Nuveen Real Estate’s national team of housing asset management professionals while establishing a cadence of accountability across the team

Function as a leader within the housing sector and act as a resource to members of the team while providing mentoring support and guidance as a means of demonstrating leadership

Direct and oversee all leasing strategies and third-party property management relationships for U.S. housing assets including the negotiation of pricing schemes with large-scale vendors

Organize and oversee the annual budget property plan processes for the housing sector in coordination with other internal and external contributors and stakeholders

Organize and oversee internal asset management quarterly valuation process to provide insight to portfolio management teams. This process will also provide basis for mark to market valuations for some closed-end and separate account portfolios.

Participate in HSLT as voting member for the following items:

Quarterly Valuations of both fee simple and debt for some portfolios

Pre-IC recommendations including buy and sell recommendations as well as asset level financing

Create and implement standardized processes that improve and streamline operational controls that will enhance the efficiency and performance of the national housing portfolio

Oversight of capital expenditures budgets for the national housing portfolio

Ability to initiate and lead internal disciplines across various functions including but not limited to accounting, sustainability, finance, IT, research and legal in order to develop strong relationships and coordinate effectively with these business partners

Ability and willingness to advocate a reasoned point of view and engage in an honest and fact-based discussion with other members of senior leadership in a public forum when appropriate

Maintains complete and current knowledge of housing market fundamentals throughout the U.S. and works with Head of Housing & Alternatives Sector in the execution of operating, leasing, asset management and investment strategies

Monitors and analyzes economic, legal, political and market conditions within assigned areas to maintain a current assessment of market risks

Collaborates with the Head of Housing Transactions to support annual investment (acquisition and disposition) objectives of NRE’s clients

Support capital raising efforts by presenting to prospective investors and consultants
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
