JOB DESCRIPTION

JOB TITLE: JANITORIAL / MAINTENANCE

DEPARTMENT: FirstService Residential MANAGEMENT

REPORTS TO: ASSOCIATION MANAGER / MAINTENANCE SUPERVISOR

SUMMARY:

This position is primarily responsible for maintaining of buildings and grounds by performing the following duties which include but are not limited to;

Pay Rate and Schedule: Tuesday thru Saturday and $16.00 per hour

ESSENTIAL DUTIES AND RESPONSIBILITIES: Include but not limited to;

  • MUST maintain a professional, personable and courteous manner with all residents, vendors, contractors and fellow FSR team members.
  • Assist with parking protocols, as directed by LCAM.
  • Assist with rules enforcement, as directed by LCAM.
  • Pressure clean front property sidewalk & paver walks daily.
  • Maintain Common Areas and keep them free of debris and trash, including private beach.
  • Concierge trash receptacles to/from designated pick-up area.
  • Maintain trash rooms and containers ensuring they are clean and deodorized.
  • Clean garage areas, exterior areas and pool deck.
  • Maintain parking garage and the Drive clean of debris and oil stains.
  • Cleans all designated areas including but not limited to Condo lobbies, Fitness Room, Restrooms, etc.
  • Clean floors; sweep, mop, vacuum lobbies, stairwells and office space.
  • Clean (shampoo) lobby rugs as necessitated.
  • Wipe and dust surfaces, including lobby furniture and artwork.
  • Clean & polish metalwork; including door hardware, elevator stainless, etc.
  • Clean windows, door panels, and sills.
  • Replenishes restroom supplies.
  • Completes all work orders as assigned.
  • Rinse Townhome Front & Rear Patios / Entries.
  • Rake private beach area.
  • Performs other duties as assigned by LCAM or Maintenance

EDUCATION AND/OR EXPERIENCE:

High school diploma or general education degree (GED); or two to five years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

The noise level in the work environment is usually moderate to loud.

Scheduling: The employee is subject to schedule changes and/or overtime as required by the job and his/her supervisor. This may include working weekends, working after the course of normal business hours and at other times as required by the job. The employee is subject to these schedule changes on as little notice as 24 hours.
