JJ Rhatigan & Company is one of Ireland’s leading Building Contractors, with operations throughout Ireland and the UK. We are currently recruiting for a Junior Quantity Surveyor for our Cork office.

The role and responsibility of a Junior Quantity Surveyor is to assist in the managing and reporting on the current and future financial position of the project(s) they have been appointed to work on.
Responsibilities:
- Assisting the procurement process in whatever way required. This will include but not be limited to; completing take offs, compiling tender documentation, contacting subcontractor and developing a schedule of interested companies, issuing tender enquiries and ensuring the return of quotations in line with JJR procurement schedules.
- Review tender quotations and ensuring they are in line with the scope of works and drawings issued. If not, raise queries on same and ensure quotes are updated.
- Compile tender comparisons on returned quotations ensuring no scope gaps have been overlooked.
- Procurement of all subcontractor and consultant trades (as required) including issuing tender enquiries in line with JJR “Tender Review Checklist”, and preparing internal signoff (or parts of the signoff if requested) in line with the requirements set out in the JJR “Subcontractor appointment Checklist”.
- Ensuring any trades which you have been made responsible for have been fully signed off internally and the relevant subcontractor, consultant or supplier has been issued, signed and returned a complete order in line with JJR Schedule of Subcontract Documents prior to works commencing onsite. This must be completed as it does not happen all of the time at present. This will apply to all Collateral Warranties where required. No payments will be processed until both are in place.
- Assist the Commercial Lead in preparing all internal reports as outlined in JJR’s “CVR Report Requirements, Project Monthly Report, Bi-Monthly Report and Cashflow Projection Inwards & Outwards”, which are to be signed off and returned on the last Friday of each month depending on the Commercial Director’s requirements.
- Assist in providing cost or other information to the client as requested to ensure a good working relationship is maintained.
- Assist as required in compiling and agreeing monthly application for work completed by JJR to ensure a positive cashflow is maintained for each project.
- Assessing Subcontractors and Consultants applications for payment on a monthly basis as requested by the commercial lead. All applications must be assessed, certificates/payless notices issued and payments uploaded to SAP for Level 1 & 2 approval by the Senior QS and Commercial Director to allow payments to be made on time. The Subcontractor & Consultant Payment Checklist is to be issued to the Commercial Manager once payments are loaded on SAP.
- The AQS may be asked to provide assistance to the estimating department during certain periods. Tasks may include, measuring, issuing enquiries, comparing quotes etc. The AQS must be able to accurately interpret quotations and ensure sufficient coverage for JJR’s tender price. Assistance will be provided by Senior Estimators.
- Maintain all project records on Workspace. This includes but is not limited to correspondence, applications (subcontractor and clients), assessment (subcontractor and client), variation registers, cost reports, cash flows, client certifications, internal costings, etc.
- The AQS should carry out their works in a manner which avoids disputes, both with the client and with our supply change. If disputes do arise with the AQS must assist the commercial team in developing a defence including setting out our position, providing detailed reports, working with JJR appointed defence teams etc.
- Seek value engineering options where possible to ensure JJR are achieving the best possible value for material, trades and consultants.
- The AQS must be capable of working to tight deadlines. This includes assisting to ensure the following is completed on time each month, Application for Payments, Assessments of Applications, CVR Reports, Cashflows, Monthly Project Reviews etc.
- The AQS will assist the Purchasing Department with the purchasing of materials in line with the Project Quantity Surveyor. This must be done in an efficient manner while obtaining the most cost-effective solution.
Requirements:
- A third level qualification in Quantity Surveying
- Ability to work as part of a team
- Ability to multi-task and work under pressure
- Minimum of 2 years' experience in a similar role
- Exceptional communication skills
- Solution orientated with strong analytical and problem-solving skills
