Position: Land Development Manager

Reports to: Vice President

Primary Duties and Responsibilities

· Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value

· Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land developments budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports

· Work closely with the contractors to deliver completed, ready-to-build home sites

· Create development budgets during the entitlement process and value-engineer specific aspects of the project design

· Establish relationships with contractors, consultants, and approving governing authorities

· Develops positive working relationships with the jurisdictional entitles all while maintaining land use and development rights

· Oversee projects form initial site selection through permit approvals and on to construction & final certification

· This position must ensure timely and accurate design and installation of all land development improvements including but not limited to grading operations, water and sewer services, dry utilities, paving and sidewalks, hardscapes and landscape and landscape improvements to include but be limited to entrance and amenity features

· Development/ Entitlement Budgeting

· Responsible for NPDES and SWPPP management and compliance on developments

· Assist management in negotiating terms and specifics of purchase and sale agreements.

· Manage subcontractor base

· Ensures that contractual and other commitments are kept with contractors/ consultants and trade partners and that they comply with all approved polices, procedures, ethical, standards, applicable laws and regulations

· Responsible for site improvement bidding and bid selection leading to site improvement contract negotiations

· Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality

· Exercise initiative and achieve objectives with minimal supervision

· Manage entitlement process

· Work with contractors to ensure lots are delivered correctly to specifications

· Critically review engineering plans

· Oversee and coordinate planning, permit and construction process and effectively forecast long-term schedules and budgets

· Plan, schedule, budget and contract for all site development, including common elements such as entrance features, global landscape programs, maintenance contracts and community wide utility plans

· Negotiate utility extension agreements and all dry utility installations

· Resolve issues with agencies having jurisdiction over project and region

· Cash flow projections during development

· Ensure clear line of communication on projections of deliveries

· Support company goals and objectives

· Interact with senior management

Additions Duties and Responsibilities

· Provide conceptual estimates for site-work and amenities

· Advise company as to the size, scale, cost and appropriateness of amenities

· Advise company on entry monumentation and signage for potential acquisitions

Education and Experience Requirements

· Bachelor’s degree in business administration, engineering, accounting, finance or similar program or combination of equivalent education and experience

· Minimum 7 years of experience in Land Development

· Minimum of 5 years of experience in Land Development management role

· Intermediate to advance skills on computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software

· Ability to communicate effectively and concisely, both verbally and in writing

· Must exercise initiative and achieve objectives with minimal supervision

· Ability to handle and resolve conflict

· Ability to build and motivate highly effective teams

· Ability to effectively solve problems while maintaining positive team relations

· Valid Driver’s License and good driving record

· Valid auto insurance coverage required

Job Type: Full-time

Pay: $110,000.00 - $140,017.03 per year
