We are seeking a highly skilled and motivated Lead Maintenance Technician to oversee the maintenance operations and ensure the highest standards of quality and resident satisfaction.

Job Overview:

As the Lead Maintenance Technician, you will play a critical role in maintaining the overall functionality, appearance, and safety of our apartment complex. Your primary responsibility will be to lead a team of maintenance technicians, prioritize and execute repair and maintenance tasks, and ensure the timely completion of work orders.

Key Responsibilities:

Leadership and Team Management:

Lead and supervise a team of maintenance technicians, providing guidance, training, and performance feedback.

Assign work orders, establish priorities, and monitor progress to ensure efficient and timely completion of tasks.

Foster a positive and productive team environment, promoting collaboration, communication, and a strong work ethic.

Maintenance Operations:

Conduct regular inspections of the property to identify maintenance needs and ensure compliance with safety regulations and property standards.

Coordinate and perform repairs and maintenance tasks, including plumbing, electrical, HVAC, appliances, carpentry, and general maintenance.

Maintain accurate records of maintenance activities, work orders, and inventory levels.

Develop and implement preventive maintenance programs to minimize downtime and enhance the longevity of equipment and systems.

Resident Satisfaction:

Respond promptly and professionally to resident maintenance requests, ensuring a high level of customer service and resident satisfaction.

Communicate effectively with residents, addressing concerns and resolving maintenance issues in a timely manner.

Conduct regular follow-ups with residents to ensure their satisfaction and identify areas for improvement.

Vendor Management:

Coordinate and oversee the work of external contractors and vendors, ensuring the quality and timely completion of contracted services.

Obtain and review competitive bids for maintenance projects, making recommendations for cost-effective solutions while maintaining quality standards.

Safety and Compliance:

Enforce safety guidelines and protocols to ensure a secure living environment for residents and a safe working environment for maintenance staff.

Stay updated on relevant building codes, regulations, and industry best practices, implementing necessary changes to maintain compliance.

Qualifications and Skills:

High school diploma or equivalent; additional technical certifications or training in maintenance-related fields is preferred.

Proven experience in apartment complex maintenance or a similar role, with a minimum of 5 years of relevant experience.

Strong leadership and team management abilities, with the capability to supervise and motivate a team effectively.

Comprehensive knowledge of various maintenance disciplines, including plumbing, electrical, HVAC, carpentry, and general repairs.

Familiarity with property management software and computer literacy to effectively manage work orders and maintenance records.

Excellent problem-solving skills and the ability to handle multiple tasks simultaneously with attention to detail.

Strong communication and interpersonal skills to interact with residents, staff, and external vendors.

Demonstrated commitment to safety standards and compliance with building codes and regulations.
