Maintenance/Construction Technician
The Evans Company is currently seeking Maintenance/Construction Technicians for our commercial properties in the Bellevue/Eastside area. An experienced candidate would bring a full range of knowledge in general handyman skills, plumbing, carpentry, dry wall repair, painting, landscaping, electrical and HVAC. We are also seeking an entry-level maintenance technician with a desire to learn. A common work week would include 75% planned maintenance/inspections and 25% miscellaneous construction/maintenance tasks. Hours:
7am – 4pm + (on-call)
Duties/Responsibilities:
- Cleans and assists with upkeep of the facilities.
- Orders supplies and materials needed for repairs and maintenance.
- Inspects and identifies equipment or machines in need of repair.
- Troubleshoots issues to determine necessary repairs.
- Plans repair work using building’s blueprints or equipment manual as needed.
- Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures.
- Performs routine maintenance on building systems as directed.
- Performs other related duties as assigned.
Required Skills/Abilities:
- Must possess a current Washington drivers license and maintain a good driving record.
- Ability to work autonomously and follow instructions from supervisors or senior maintenance workers.
- Knowledge of general carpentry and repair.
- Ability to use hand tools and power tools safely.
- Excellent organizational and time management skills.
- Electrical and/or carpentry skills a plus!
Education and Experience:
- High school diploma or equivalent required.
- Related experience preferred.
- On-the-job training offered.
Physical Requirements:
- Prolonged periods standing and walking.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to 50 pounds at a time.
Pay Scale:
- Entry level tech ($22-$25 per hour). 90 day probationary pay period.
- Skilled/experienced tech ($28-$34 per hour). 90 day probationary pay period.

Weekly Planned Maintenance Responsibilities:
- Safety: seeking out any safety liabilities during a walking/driving inspection. Examples: Down signage, broken stair treads, cracked curbs, malfunctioning lights, slippery surfaces, broken doors/access panels, down trees, broken fencing, etc…. An attached map will outline the path that should be taken during the walking/driving inspection. This also includes reporting any transient activities on the property.
- Light Sensors: inspecting the parking lot lights and exterior building lights during a walking/driving inspection. If the light is “ON during the DAY” or the light is “OFF during the NIGHT” the photocell needs to be replaced. If we have a photocell on hand, we will replace it once found. If not, mark the location on the site plan.
- Drainage: inspecting drains around the property during a walking/driving inspection. If there are any drainage locations that have built up debris around them it must be swept up to avoid blockage/overflow.
- Graffiti: inspecting all building exteriors, fences and signs during a walking/driving inspection. When new graffiti is found, it must be photographed and have the location marked on the “graffiti log”.
- Landscapes: inspecting any abnormalities of the landscapes around the property during a walking inspection. Examples: Moved rocks, falling tree limbs, garbage, ripped out shrubbery, etc… If garbage, broken limbs or ripped out shrubbery is found it should be disposed of.
- Irrigation: inspecting irrigation lines, risers, access hatches during a walking inspection. If any irrigation equipment is damaged or malfunctioning it must be reported/fixed immediately. This inspection should be done during the Landscape Inspection.
- Building Security: inspecting all utility room doors, access panels and meter panels during a walking inspection. If there are any damaged door locks it needs to be fixed and reported immediately.
- Litter Patrol: This task includes cleaning up all litter in the common areas of the property including garbage enclosure, parking lots, landscapes, walkways, and store fronts.
- Cart/Bin Patrol: This task includes removing shopping carts/bins from places they do not belong and returning them to their proper locations. Example: Safeway from across the street has a shopping cart in our property’s parking lot.
- Groundskeeping: This task includes using discretion to leaf blow or sweep debris that have overtaken storefronts or garbage enclosures.
- Monday: Tri-Weekly Roof Inspection: This includes inspecting the roof of the buildings we are directly responsible for servicing. This will be outlined further by the Maintenance Supervisor.
- Wednesday: Weekly Structural Inspection: This Includes inspecting the exterior of our buildings as well as other landscape structures. Example: Flashing, Caulking, Trim, Siding, Retaining walls, Rockeries, etc… This will be outlined further by the Maintenance Supervisor.
- Friday: Weekly Utility Room Clean: This includes inspecting and cleaning all utility rooms on the property. This would typically involve sweeping, removing garbage, knocking down cob webs, etc..
Job Type: Full-time
Pay: $22.00 - $34.00 per hour
