Maintenance Repair Worker II -Carpentry
Nature of Work
This is a skilled classification level to perform general maintenance, repair, and construction activities in buildings, facilities and grounds in any one or more of the following areas: automotive, carpentry, electrical, energy operations, grounds, HVAC, painting, plumbing or related disciplines.
Work requires some independent judgment and decision making skills in routine matters to determine proper work methods, time and materials required for each project. Work requires initiative, the ability to self-direct work and problem solve. Work requires the ability to inspect and diagnose the general nature of problems.
Work may also include general custodial tasks and may require the use of specialized equipment. Work must be performed in accordance with all applicable building codes, departmental policies, procedures and protocols. Work environments will consist of indoor, outdoor, independent work or as a part of a team.
General supervision and oversight is provided to employees in this classification.

Examples of Work Performed
1. Perform the following tasks at the beginning of the work shift, before/after all breaks, at the end of the work shift, and frequently throughout the work shift; check/respond to email and submit/update scheduled TMA (CMMS) tasks.
2. Ability to learn, and use computerized technology to communicate, monitor campus systems, and record keeping per department procedures.
3. Complete work orders and preventative maintenance tasks as assigned. Maintain communication with the requestor throughout completion of the assigned work order and log required data into TMA.
4. Ability to generate a list of materials needed to complete assigned work.
5. Perform skilled operation of carpentry equipment, saws, drills, routers and other miscellaneous tools; including changing sanding belts, bits, blades, and proper maintenance per manufacturer guidelines.
6. Perform skilled carpentry installation; including stud walls, drywall, wall finishing, doors, windows, roofing, and athletic equipment.
7. Perform skilled maintenance and installation of building furnishes/finishes; including flooring, modular carpeting, vinyl base trim, furniture, doors, windows, window screens, walls, and ceilings.
8. Perform skilled installation of exterior finishes and structures; including caulking, flashing, sculpture supports/stands, signage, concrete repairs, and exterior trims.
9. Perform skilled installation and maintenance of door hardware per manufacturer specifications; including locksets, exit devices, closers, hinges, coordinators, and handicap operators.
10. Perform skilled installation and maintenance on lock and key work; including building cores and cutting keys, and damaged hardware removal.
11. Perform skilled construction fabrication and installation; including cabinets, counters, and customized furniture.
12. Work to maintain shop cleanliness and that it is up to standards.
13. Ability to make decisions on imperfect information and coordinate correction.
14. Communicate effectively and professionally with the public, contractors, staff, and students.
15. Support graduation ceremonies and other special events.
16. Snow removal as needed.
17. Assist with other areas of facility services as directed.

Required Qualifications
Employee must possess a valid driver’s license; be able to operate a computer and small equipment; graduation from High School or equivalent; and, a minimum of two years previous experience in maintenance, repair or construction activities in an area of automotive, carpentry, electrical, energy operations, grounds, HVAC, painting, plumbing or related discipline. Note: years of “previous experience” shall not be construed as an automatic prompt or cause for reclassification.
Employee must be able to work in extreme hot and cold conditions, bend, crouch, climb ladders, and assist in safe lifting in excess of 75 pounds.

Salary Information
Minimum starting wage is $16.26 per hour. The successful candidate’s salary will be calculated based on education and experience. Attractive and comprehensive benefit package is available that includes tuition waivers.
