Job Description and Duties

The Maintenance Technician assists in the maintenance and upkeep of a residential property location according to established standards. The Maintenance Technician is responsible for the day-to-day maintenance and the appearance of the buildings and its grounds. This role reports to the Maintenance Manager.

  • Complete daily maintenance to maintain the buildings and grounds in optimal condition.
  • Prepare vacant rental units for occupancy.
  • Visually inspect buildings and grounds while performing daily tasks and report repairment needs, unusual sightings, or extraordinary circumstances regarding the property or residents to Management.
  • Respond to employee and resident requests in a courteous and timely manner.
  • Maintain inventory of supplies and equipment owned by the property and/or the management company.
  • Perform duties according to Occupations Safety & the Health Act (OSHA) standards and company safety policies at all times.
  • Obtain thorough knowledge of management company policies and property community policies.
  • Seek opportunities to increase skills and expand knowledge.
  • Maintain a clean working area.
  • Utilize equipment appropriately to prolong its lifespan and quality.
  • Wear the required uniform and maintains a professional appearance at all times.
  • Meet management and residents' expectations for building appearance and condition.
  • Perform other related duties and assignments as required.

Requirements and Experience:

  • High school diploma or GED
  • Proven maintenance experience or related degree from a technical college
  • Skilled in the use of hand and power tools
  • Ability to take apart machines, equipment, or devices to remove and replace defective parts
  • Ability to check blueprints, repair manuals, or parts catalogs as necessary
  • Ability to use common tools such as hammers, hoists, saws, drills, and wrenches
  • Experience with precision measuring instruments or electronic testing devices
  • Experience performing routine maintenance
  • Strong organizational and follow up skills
  • Eye for detail
  • Professional presentation and attitude
  • Ability to maintain focus while working individually
  • Strong time management skills
  • CPO and HVAC certifications are required
  • Knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems (including relevant equipment and tools) is a plus
  • Ability to stand or walk for extended periods of time; ability to bend, kneel, stoop, and lift or move heavy equipment
  • Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents
  • Ability to work in a team and follow instructions from supervisors
  • May be required to work outside of normal work hours
