PBA - CUSTODIAL CONTRACT ADMINISTRATOR
Job description
Summary
Acts as the liaison between contract labor and valued clients. Performs routine quality assurance duties at the facilities and grounds that are managed by the Public Building Authority (PBA) by performing the following duties.
Essential Duties and Responsibilities

- Oversees the contractor's custodial, flooring, upholstery, window and pressure wash cleaning activities in each of the assigned sites.
- Takes calls and work orders related to custodial issues and ensures the issues are timely corrected.
- Performs routine quality assurance inspections (QAls) utilizing audit software !Auditor and electronic tablet to prepare QA documents as necessary.
- Escorts contractor management on routine visits and inspections of assigned sites.
- May perform light cleaning or supply deliveries occasionally to supplement until contractor can correct issues.
- May perform training for the custodians to keep proper procedures and policies updated.
- Oversees and coordinates the minor repairs to buildings and equipment, such as vacuum cleaners, electrical cords, toilet paper, paper towel and soap dispensers, tighten or replaces screws on fixtures.
- Provides first line of communication between building occupants and PBA Property Management staff.
- Performs other related activities as assigned by supervisor.

Uses equipment and materials properly. Read and interprets Material Safety Data Sheets (MSDS) for chemical and supplies used.
- Attendance/Punctuality: Is consistently at work and is on time.
- Dependability: Follows instructions and responds to management direction. Completes tasks on time or notifies supervisor of anticipated delay.
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or abilities required.
Education and/or Experience:
- High school diploma or general education degree (GED) and 5 years related work experience in all phases of cleaning and floor work training; or equivalent combination of education and experience.
Knowledge, Skills and Abilities (non-physical):
- Knowledge of all cleaning methods and procedures.
- Knowledge of the material and equipment used in custodial and minor maintenance work.
- Ability to follow simple oral and written instructions.
- Ability to establish and maintain an effective working relationship with co-workers, building tenants and the general public.
- Knowledge of the Occupational Health and Safety Administration (OSHA) rules and regulations.
- Ability to read, interpret and mix proper dilution ratios of cleaning solutions.
- Ability to respond immediately to chemical or water spills and other building emergencies.
- Working knowledge of proper use of a two-way radio.
- Knowledge and ability to make minor repairs to building(s) and equipment.
- Knowledge of the handling and disposal of biohazard material.
- Must have knowledge of general accounting practices.
- Must be able to organize, plan and coordinate for efficiency.
Other Qualifications:
- Must be able to work a flexible schedule.
- Must be available for frequent call-ins, and after hours and weekend work.

- Smell and identify different odors.
- Lift and/or move up to fifty (50) pounds.

Work Environment
