Responsible for project controls management, including but not limited to budget management, risk management, subcontractor/vendor billing and payment management.- Responsible for development of aggressive schedules for projects with variables such as project type(s), areas and seasonal start dates.
- Responsible for supporting cost estimates for projects in the industrial arena.
- Responsible for mentoring and/or training other project team members.
- Responsible for working within boundaries of various contracting methods such as lump sum, GMP, cost plus construction management and fee-based construction. Must understand legal aspects and implications of contractual language.
- Responsible for developing and maintaining harmonious relationships with owners, co-workers, vendors, suppliers, and community stakeholders.
- Responsible for preparing various reports to successfully manage the project(s), such as monthly financial reports, progress analysis/schedules, billings, and status reports. Organize and maintain job files to ensure continuity of workflow. Submit verbal and written reports on project status to management.
- May be responsible for estimating efforts relative to the project(s) and proposal preparation efforts. Responsible for the communication, implementation and enforcement of Gray’s safety and quality programs on site.
- Responsible for managing project controls teammates and ensuring all protocols and procedures are followed according to Gray’s standard operating procedures.
- Execution responsibilities include, but are not limited to the following:
- The project cost work breakdown structure and job cost set up
- Develop project invoice schedule of values
- Coordinate subcontractor prequalification enrollment
- Manage the project cost tracking log and ensure alignment with financial mgmt. tools
- Manage subcontract and vendor invoices along with payment applications
- Prepare project change request and customer change orders and review with project management team
- Prepare commitment change orders and review with project management team
- Prepare subcontract and PO requisition
- Trend project cost and report deviations from plan
- Prepare monthly general conditions projections and tracking log based on actuals and manpower curve
- Complete project cost segregation for project close out
- Manage project tax incentives and reporting where applicable
- Prepare projects for close-out including review of commitments, cost, and contract values
- Provide support for job cost audits and project-specific cost reporting requirements
- Prepare bi-weekly project financial reports
- Develop, update and monitor job progress, including scheduling, estimating and budgeting to ensure that construction of project parallels with schedule.
- Perform quantity take off(s), cost estimates and bid solicitation.
- Supports project manager in reviewing and approving invoices and change orders.
- Assist in the preparation of various reports to assist in the successful management of the project(s), such as: monthly financial reports, progress analysis/schedules, billings and status reports.
- Assist in the organization and maintenance of job files to ensure continuity of work flow. Submit verbal and written reports on project status to supervisor.
- Communicate effectively with customer, direct consultants and subcontractors on the project(s).

Physical Demands & Work Environment
While performing the duties of this position, the team member is frequently required to stand, walk, sit, use hands and arms, reach, and talk or hear. They are regularly required to climb or balance, stoop, kneel, or crouch. Must frequently lift and/or move up to 25 lbs, and occasionally lift or move up to 100 lbs. Specific vision abilities include accurate near and distant vision.
Frequently in a normal office environment where noise level is moderate and temperature/humidity is controlled. Occasionally exposed to wet and/or humid conditions, moving mechanical parts, and outside weather conditions. May be exposed to high, precarious places, fumes or airborne particles, extreme cold and/or heat, risk of electrical shock, explosives and vibrations. Noise level on the job site is normally moderate to loud. Overtime will be required. Travel will be required.
Supervisory Responsibilities
May supervise project support team members, as well as subcontractors.
