Project Manager/Estimator-ACT
Summary:
This position is responsible for a wide range of tasks within the Ceiling Division and across the entire life cycle of the construction process – from project conception to project completion. Serve as full -time estimator, completing proposals and overseeing Project Management of bid/awarded project. This role is directly responsible for tracking all project costs (labor, material, or otherwise) and accurately projecting project performance. In all, this role owns the complete project life cycle: from identifying new opportunities, to budgeting and estimating those opportunities, to managing those opportunities once awarded.

Principal Duties and Requirements:
- Review contract conditions; ensure project and team compliance with all contract terms.
- Help Negotiate cost-effective subcontract and material purchases.
- Follow job procedures, techniques and document controls, shop drawing approval, material delivery and flow of project information, oversee engineer.
- Coordinate preparation of front-end documents with Safety Manager including but not limited to: AHA., IIPP's Safety Manuals, QAQC Program.
- Supervise documentation of all significant project events, e.g., delays, Change Orders.
- Establish and implement job procedures, techniques, and document controls to assure timely buyout, shop drawing approval, material delivery and flow of project information.
- Supervise engineers to ensure submittals done with accurate materials and are submitted timely.
- Review and price all project cost/impact events.
- Excel in communication at all levels to develop and maintain good relationship with Owner, Architect and Subcontractors as well as clients to acquire new project opportunities.
- Facilitate regular meetings for management and subcontractors including Kick-Off and/or Job Start meeting.
- Monitor/participate in preconstruction services and activities as required.
- Monitor and anticipate areas of exposure and communicate potential risks.
- Interpret plans and construction materials to develop estimates and proposals.
- Develop new and current strategic customer relationships to identify opportunities early.
- Manage and price all project changes, forecast project performance, and manage Project Engineer’s responsibilities within projects.
- Coordinate and monitor construction schedules and manpower schedules.
- Coordinate mobilization.
- Verify or retake-off estimates to prepare a working budget for the project based on value engineering, actual construction methods and actual quantities specific to the projects.
- Evaluate man load, coordinate, and monitor project construction schedules, including manpower schedules.
- Negotiate Change Orders for a favorable result to NGI.
- Complete postmortems in a timely and accurate manner.
- Work with Division Manager to develop Project Engineers and Junior Estimators.
- Other duties as assigned.
- Because the needs of the company are constantly evolving, the above list is not exhaustive and is subject to revision to meet changing priorities.
Education:
- Bachelor's degree or equivalent work experience.
- 3 years of relevant industry experience is preferred.
- Working understanding of OST, Quickbid, Bluebeam, and Accounting Software.
Knowledge, Skills, and Abilities:
- Knowledge of acoustical ceilings, specialty ceilings/walls.
- Understanding of bid process.
- Work in fast paced/noisy work environment.
- Exceptional interpersonal, organizational and communication skills.
- Ability to establish processes where no precedent or guidelines exist.
- Demonstrate mastery of project and time management.
Computer Skills:
Must demonstrate mastery of technical computer skills; proficiency in MS Office Suite and other job specific technical software including but not limited to:
MS Office Suite, OST/Quickbid Estimating Software, BlueBeam, basic knowledge scheduling software
