Job description
Mid-Term Property Manager For Multi-Family Apartments
We need YOU! (Local to Denver is great, but could work from a distance as well - let's talk!)
If you’re a property manager with experience leasing mid-term (31+-90+ day) apartments to nurses and traveling executives, we would love to talk and see if this could be a fit for you. We have two apartment complexes that are largely mid-term rentals (app. 35 units), and would like someone with experience to take over managing those apartments.
As an independent contractor for EAP, we assume you have other properties you help manage, or that this smaller portfolio works for you as a less than full time position. Even though we will pay you a percentage, which is the norm in property management, we will still see you as part of our team. Nobody is “less than” at Excellent Adventure Properties.
You’ll market these on our Appfolio account, talk/text with potential tenants, negotiate deposits, pet fees, damages, and missing items, and take maintenance requests. The maintenance requests will be sent along to our in-house maintenance person so you won’t need to have a list of vendors to take care of things. We’ve got that covered.
We’re a little different in that we think property managers are people, not machines, and so we hire as much for culture fit and talent as experience. You’ll be part of a great team of hard-working, caring, honest and supportive people. Nobody is an island at Excellent Adventure Properties.
Our new ideal team member with be a proactive, take charge, and naturally relational team-oriented person. We need a person who will embrace our Values, Vision and Mission, and work with a desire to serve others. The right candidate will also love interacting with our guests (largely Traveling Nurses and executives from around the U.S., who are with us for a minimum of three months), your team mates (cleaning crew, maintenance) and our maintenance contractors. Our new teammate will have an attention for detail and a heart for people, as well as a genuine desire to make a real difference in people’s lives. Yep, we’re looking for a unicorn. That’s YOU!
- Broad responsibility to fill mid-term apartment leases by relating to and serving Traveling Nurse (TNs) who will reach out to you for a three month lease on one of our apartments. We want our TNs raving about you.
- Proactive, detail oriented, able to get people to sign leases and receive maintenance requests, with a sense of urgency and the desire to lead by serving, keeping your team informed, and serving the needs of our Traveling Nurses.
- A joy for interacting with our Traveling Nurse guests to make our apartments a great experience they’ll be sad to leave, and will refer to all their friends.
Who are we?
Excellent Adventure Properties, LLC is a Denver-based, team-oriented organization that owns very unique, furnished multi-family complexes around the Denver area.
Excellent Adventure’s aim is to provide comfortable, stylish, affordable monthly housing that our Traveling Nurses are sad to leave and they’ll refer to all their friends. Excellent Adventure takes on a disruptive, creative, energizing approach that embraces the greater good for everyone involved: the partners, the investors, our guests, and the communities these properties are located in. Visit our website for a better feel for who we are. https://excellentadventure.biz/
We are intent on providing the best furnished apartment experience possible. To that end, Excellent Adventure Properties does not fit the traditional landlord/tenant model, but rather a “boutique” approach to getting it right every time, so that each of our three to twelve month guests leaves with the desire to send all their friends our way.
We are driven by three overriding Core Values:
1) Being Relationship-Centered; accumulating value by adding value
2) Building Trust through Consistency
3) Enhancing Quality, with Affordable & Stylish living for our tenants
Our vision statement, which is the legacy we are developing in our investments is:
A disruptive, creative, energizing approach
that embraces the greater good for the communities we are involved in.
Our mission statement, reflects the result we want each of our tenants to experience:
Stylish, affordable furnished housing tenants are sad to leave,
and that they’ll share with all their friends.
We trust that as our newest team member, your journey with us will be an excellent adventure!
We are giving you all this information because you need to be interviewing us, not just us interviewing you. You will be responsible for guarding, embracing, and reflecting our values, our vision, and our mission stated above. If you are looking for a job, this isn’t a fit for you. If you’re looking for a way to make meaning through work, this position could be a great match! You need to decide whether you would want to be the person who guards and carries these things forward for everyone in our organization.
Our core values, vision and mission drive everything we do. And when they don’t, it will be your responsibility, and everyone’s responsibility, to bring us back in to alignment with them. We believe that Core Values are just that—the core of everything else we do, our true north, the three things that govern every decision we make, from hosting a guest to completing a profit and loss spreadsheet. If you find yourself in 100% agreement with our values, vision and mission—not just in your head, but in your heart—and they grab you and make you want to live them out and help everyone in our organization do the same, this position could be a great fit for you.
From this ad, want you to know as much as possible, so you can make an informed decision about joining us. This is very intentional—we want someone who will be “missional” about their commitment to their work, and who will integrate that work into their life, not someone simply looking for a paycheck. If you’re looking to just make money, this isn’t the position for you. If you’re looking to make meaning, read on.
Who are you?
You are a fit if:
1) You are looking for a position where you can be an integral part of a team who can make good decisions and lead from their expertise. If you need to be managed and always told what to do, you’re not a fit. And on the other side, if you want to be a rugged individualist, that won’t work, either.
2) You love to serve others—to raise the bar, ask hard questions, connect people with resources, and generally be one of the faces of Excellent Adventure Properties to our guests, to make their stay a joy, not to make you look good.
3) Attention to Detail—If you enjoy ensuring that our apartments are filled, our profit and loss spreadsheets are completed each month in a timely manner, and caring for all the small details that make for great apartment living, you’ll be a great fit here.
4) Sense of Urgency—You have a built-in clock that wants to help us all get things done and not leave them hanging out there, AND you can keep pushing everything ahead.
5) Abundance—You live in a world of abundance with the mindset, “How can I make YOU successful?” The alternative is a world of scarcity, with only so much to go around and everyone “out for themselves.” We choose abundance.
Does it look like a long list? We just want you to have clarity on the few things that will make you successful with us before you even apply.
About the position:
· Hours—As an independent contractor, we won’t track your hours. If our apartments are full and our tenants are happy, we assume you’re working as hard as you need to. No micro-management.
· Pay—We will want to know what from you what percentage of revenue would motivate you.
We don’t need to see your resume yet. Please do not send it. And please do not call. For now, just email us answers to the following questions at (take out the spaces) Hello @ExcellentAdventure. biz. These questions will help us get to know you:
1) What experience do you have as a Property Manager working with mid-term rentals??
2) What is your reaction to our Values, Vision, and Mission?
3) How can we support you—what do you need from us to be successful?
4) Any other helpful info that we forgot to ask?
This is a two-way process. You need to interview us to see if you want to work here, which is why we’ve given you so much detail in this ad.

If you want to play a significant role in that transformation, and you have the talents and skills of a leader, you’ll be a great fit with Excellent Adventure Properties!
We look forward to hearing from you!
