Founded in 1997, Lisa Management is a New York City based minority/woman led business. At the time of its founding, Lisa Management was established to oversee properties developed by New York City multifamily developers – whether rental, condominium, or cooperatives, to ensure that those developments operate as efficiently as possible, while maintaining the highest quality of life for its residents. Over the past decade, Lisa Management has grown, creating long-lasting partnerships with other New York City ground-up developers and owners in the rental market and has continued to grow its co-op and condo business. Lisa’s current portfolio consists of over 4,400 units, in a mix of rental and condominium apartment buildings, as well as an additional 100,000 square feet of commercial and retail spaces. Currently, our residential portfolio consists of market rate rental properties, condominiums, co-ops, retail/commercial spaces and affordable housing.

Summary/objective

The property manager is accountable to protect, maintain and enhance the value of real estate assets in order to maximize the owner's financial return and for the benefit of the tenants, clients and the community.

Essential functions

· Act as the company's secondary manager for Lisa Management’s affordable housing portfolio in, reporting to the Senior Property Manager, to assure that the company’s efforts fully meet and exceed contractual property management obligations.

· Direct the day-to-day operations of the properties including staff management, loss prevention and risk management, safety/security, maintenance and repairs, improvements and strategic planning.

· Develop operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements and leasing strategy.

· Manage building level staff including the creation of schedules, assessing work quality, hiring and terminating.

· Reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations.

· Bid work for repairs and replacement or capital improvement projects. Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances.

· Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.

· Coordinate collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable. Collect delinquent accounts promptly. Communicate with accounting department to ensure accuracy of rent roll and accounts receivable.

· Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties up to company and owner standards. Develop a network of emergency services and be available for 24 hour per weekend coverage as required.

· Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns. to assure thorough information on center sales and accurate, timely overage billings.

· Liaison with other disciplines/departments within the company to provide a team approach to the management of real estate.

· Establish and maintain collaborative working relationships between departments, with coworkers and particularly with other members of a project team. Prepare for team meetings, in advance, and act as chairperson for the meeting.

· Keep abreast of new technologies, systems and procedures related to property management.

Work environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. This job also includes field work at assigned properties. These properties may be under construction, so proper attire is required.

Position type/expected hours of work

This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. To 5:30 p.m. Hybrid work schedule.

Travel

Travel around New York City is required. Knowledge of public transportation and/or the ability to travel by car is preferable.

Required education and experience

· Bachelor’s Degree or equivalent vocational/technical training. Degrees in Real Estate, Finance, Economics or Public Policy preferred. Property Management certifications preferred but not required.

· 3-5 years of experience in New York City Property Management with a focus on experience managing affordable housing.

· Substantial working knowledge of New York City regulatory environment as it pertains to affordable housing programs such as Section 8 & Low Income Tax Credits (LIHTC)

· Bilingual – Spanish
