SUMMARY: Manages apartment complex for owners by performing the following duties personally or through subordinate supervisors.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Directs and coordinates activities of leasing staff, assistant manager, maintenance staff, housekeeping staff, grounds keeping and guard staff who perform routine repairs and who are responsible for maintaining buildings and grounds, and patrolling the area, or arranges for outside personnel to perform said repairs and maintenance.
  • Directs the purchasing of all building and maintenance and office supplies, machinery, equipment and furniture.
  • Shows prospective tenants apartments and explains occupancy terms.
  • Prepares leases for tenants and collects specified rents and late fees.
  • Directs bookkeeping functions such as record keeping and payroll.
  • Maintains and operates the property within budget.
  • Maintains knowledge of the property’s competition.
  • Maintains a strong knowledge of all Fair Housing Laws.
  • Directs eviction of tenants in compliance with court order and local statutes.
  • Oversees and participates in all accounts receivable and payable.
  • Oversees and participates in all paperwork and reporting procedures.
  • Assembles and analyzes contract bids, and submits bids and recommendations to superiors for action.
  • Ensures that all work done by outside contractors and employees is done according to performance standards and contract specifications.
  • Oversees and participates in all safety procedures.
  • Prepares periodic inventory of building contents and property condition.
  • Directs all advertising and marketing.
  • Investigates tenant disturbances, violations and complaints and resolves problems in accordance with company’s policies and procedures.
  • Investigates tenant complaints about malfunctions of utilities or furnished household appliances or goods, and inspects vacated apartments to determine needed repairs or maintenance.
  • Arranges for and oversees activities of contract service representatives such as exterminators, trash collectors, major repair contractors, and utility service repairers.
  • Interprets company policies to workers and enforces safety regulations.
  • Reports any violations of policies and procedures of TransWest Properties.
  • Reports any violation of any city, state or federal law by any employees of TransWest Properties.
  • Meets all reporting deadlines as outlined in the Policies and Procedures Manual.

SUPERVISORY RESPONSIBILITIES

Manages one subordinate supervisor who supervises from one to five employees in the Maintenance Department. Is responsible for the overall direction, coordination, and evaluation of this unit. Also directly supervises up to five non-supervisory employees. Carries out supervisory responsibilities in accordance with TransWest policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

  • To maintain an average occupancy percentage of at least 97% over each twelve month period.
  • To keep customer complaints to your supervisor to a maximum of three complaints per year.
  • To keep customer satisfaction and resident retention to a maximum.
  • To keep economic vacancy loss to a maximum of 5% per year.
  • To maintain the property under budget.

QUALIFICATIONS

  • LEADERSHIP SKILLS - Ability to lead employees to achieve goals. Ability to coach, train and motivate employees. Ability to be a positive role model and to earn respect of employees. Ability to promote teamwork.
  • EDUCATION and/or EXPERIENCE - One to two years related experience and/or training is desired.
  • LANGUAGE SKILLS - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees.
  • MATHEMATICAL SKILLS - Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percentage and to draw and interpret bar graphs.
  • REASONING ABILITY - Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • PHYSICAL DEMANDS - While performing the duties of this job, the employee is regularly required to walk and talk or hear. The employee frequently is required to sit and is occasionally required to stand and this employee will be required to walk frequently and to climb stairs on a daily basis.
  • WORK ENVIRONMENT - While performing the duties of this job, the employee is sometimes exposed to outside weather and the noise level in the environment is moderately quiet. The duties of this job make the environment high stress occasionally and are frequently at a moderate stress level.
  • ORGANIZATIONAL SKILLS - Ability to keep workplace neat and orderly. Ability to give attention to detail.
  • PROBLEM SOLVING/CRISIS MANAGEMENT SKILLS - Ability to handle difficult people. Ability to work under pressure, to meet deadlines and to accurately perform multiple tasks at the same time with numerous interruptions.
  • SALESMANSHIP - Ability to lease apartments and to meet sales quotas.
  • LEARNING SKILLS - Ability to learn new industry standards.
  • COMPUTER SKILLS - Ability to understand basic computer commands. Ability to use basic word processing software.

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
