GENERAL SUMMARY:
The Sales Counselor is responsible for sales and closing activity that meets or exceeds expectations by understanding prospect needs and representing the community during the sales process from inquiry to move in.
PRINCIPLE DUTIES:
Essential Job Duties:
1. Meets and exceeds personal sales expectations
2. Effectively responds to new inquiries in a timely manner
3. Ensures that all prospect inquiries are managed and that timely follow through is maintained in accordance with designated time frames
4. Utilizes C3 Leads effectively by promptly inputting data and uses the system to manage assigned lead base
5. Uses Direct Sales Performance Indicators (DSPI’s) to set goals and diagnose areas of strength and needed improvement
6. Generates adequate presentations by effective prospecting. This can include phone outs, referral generation, use of e-mail, home visits, etc.
7. Staffs the office to meet business needs which may include evenings, weekends and holidays
8. Communicates with key influencers impacting the buying decision
9. Participates in marketing events as directed by the Marketing and Sales Director
10. Understands and articulately represents all documents related to residency, including Residency Agreement, Disclosure Statement, etc.
11. Assumes responsibilities for personal work areas and maintaining areas in a presentable manner
12. Implements Extraordinary Impressions best practices in the marketing office and influences hospitality focused environment throughout the community
13. Maintains a professional appearance at all times

QUALIFICATIONS:
1. Experience in all Microsoft Office Applications
2. Excellent verbal and written communication skills
3. Solid presentation skills (small and large group)
4. Strong closing skills
Preferred Skills or Knowledge:
1. A Bachelor’s Degree or equivalent. One year of sales experience
PHYSICAL REQUIREMENTS / WORKING CONDITIONS:
Normally works in well-lit, comfortable surroundings. Must be able to concentrate with frequent interruptions. Must be able to walk for up to 75% of the workday. Must be able to tour through the entire building including the ability to push an individual in a wheelchair. Must be able to bend and stoop and be able to lift and carry up to 25 pounds independently.
