The Role
The Senior Property Manager will be self-motivated with a goal and results orientation, have excellent relationship management skills and be able to display a proven ability to communicate effectively with all levels. An essential factor for success in this role is that the Senior Property Manager will have significant tenant management experience and be capable of maintaining focus on satisfying the client’s needs and managing expectations. The role will involves dealing with large institutional landlords operating in the PRS market. The candidate will be responsible for mainly overseeing the tenant management at dedicated developments on behalf of landlords within the PRS sector.
Key Responsibilities
- Tracking upcoming available properties
- Checkout and turnover of vacant properties
- Production of inventories and photographs
- Budget preparation and delivery
- Day to day management of a tenants and contracts
- Tracking rental payments and dealing with arrears in accordance with the RTB regulations.
- Tracking contract renewals / reviews, and issuing letters in accordance with the RTB regulations
- Carrying out property inspections
- Maintaining regular contact with key clients /landlords and issuing periodic reports to landlord
- Demonstrating seniority in coaching our apprentices and trainees.
- Ensuring compliance with Residential Tenancy Act 2004
- Supporting senior team on larger client accounts
Skills, Knowledge and Experience
A minimum of two years relevant experience.- A fundamental understanding of the Residential Tenancies Act 2004
- PRSA Licence – C
- Familiarity with computerised Property Management systems such as YARDI
- Strong verbal, numerical and report writing skills
- Excellent IT skills, including Excel, Power Point, Word, etc
- Good oral and written communication, organisational and negotiation skills
- Excellent team worker with a flexible approach to work
- Good conflict resolution skills with a pragmatic approach to problem solving
