Reporting to the Senior Director, Portfolio Management, the position will provide support for transaction management, lease administration and real estate reporting. Manages, monitors, and reports monthly on the progress of lease renewals, relocations, terminations, subleases, lease relocations, and other real transactions. Analyst will support the team in analyzing and assessing real estate portfolio performance, facility operational and financial performance; they will also perform real estate assessments, be an active manager in the portfolio strategy and optimization analysis, transaction management support, capital plan modeling.

The position will be based in Dallas, TX.

Responsibilities:

  • Basic Financial modeling and analysis for real estate transactions.
  • Lease and real estate KPI performance modeling and analysis.
  • Portfolio modeling and analysis, focused on space optimization.
  • Track and report upcoming lease expirations and other critical dates to CRE team members.
  • Prepares, assembles, coordinates, and completes closing procedures of approval packages for lease and owned acquisitions, dispositions, estoppel certificates, and SNDA’s in accordance with Client's policies and procedures.
  • Reviews and verifies monthly accounting variance reports and assists in preparation of client reporting.
  • Assists with resolution of landlord-tenant issues.
  • Development of a portfolio financial modeling and performance management platform that will be used to assess the performance of the portfolio in each market and region, monthly, quarterly, and annually.
  • Assists in defining the real estate requirements (e.g., reviews growth projections, evaluates overall business strategy, manages critical dates).
  • Manages and supports Corporate Real Estate system involving tracking lease information, property values, capital expenditures, rental rates, and real estate assignment.
  • Assists with or manages local transaction implementation (process and standardization). Facilitates closeout process including hand off to lease administration team.
  • Provides transactional financial analysis support to the Transaction Management team, including cash flow analysis.
  • Participates in various real estate transactions including lease negotiation and administration.
  • Administers quality assurance program, including customer satisfaction surveys, key performance indicators, and transaction scorecards.
  • Capital planning and cash flow scenario planning.
  • Sustainability tracking and analysis.
  • Support of strategic initiatives and coordination with internal departments to execute assigned projects (this will include ownership of certain key initiatives).
  • Engagement with stakeholders in the data gathering and due diligence efforts (corporate and market).
  • Real estate assessments: physical, financial, and strategic to support leadership decisions.
  • Development of strategic conclusions and related presentations for review by senior executives and the board of directors.
  • Negotiate small real estate transactions, dispositions, time-shares, etc.
  • Other duties may be assigned.

Other responsibilities include:

  • Understanding of real estate structuring, real estate documents, key deal terms (levers), and negotiation processes that occur in finalizing a real estate transaction.
  • Basic understanding of the trends and issues impacting the healthcare industry including specific knowledge of the healthcare industry divisions (outpatient, acute, post-acute and senior living) and facility differences and trends.
  • An assertive approach with a collaborative style.
  • Excellent multi-tasking and problem-solving skills.
  • Able to define, collect and document complex business and technical requirements.
  • Analytical skill to quickly understand and contribute to strategic initiatives.
  • Comfortable in a high-volume, deadline-driven environment, strong attention to detail.

Qualifications:

  • Bachelor's Degree with strong record of academic success, focus in real estate or finance.
  • Minimum 3-5 years of experience in real estate, consulting, and/or REIT management; preferably in healthcare industry but not required.
  • Exceptional MS Excel database and PowerPoint skills.
  • Team player with strong communication skills.
  • Ability to work independently.
  • Licensed Real Estate Sales Agent preferred.
