What You Will Do

This position will be filled at either the Building Manager 1 or 2 level, depending on the skills of the selected candidate. Additional job responsibilities (outlined below) will be assigned if the candidate is hired at the higher level.

Building Manager 1 ($72,800.00 - $115,500.00)

This position has two major facets, customer service and maintenance coordination. As a Building Manager in an Operations organization, the successful candidate will interact with the tenants in our buildings, determining their needs for clean, safe, and environmentally friendly workspaces and providing essential facility repairs, modifications, and upgrades to enable their important research work. The Building Manager is the liaison between the customer/tenant and our maintenance planning and execution departments, working closely with craft superintendents to ensure the completion of professional work in a timely manner. This position will have a measure of autonomy but will interact frequently with peers and supervisors. This position is mentored by a more senior Building Manager and supervised by a Building Manager Supervisor and Operations Manager.

Building Manager 2 ($79,100.00 - $129,000.00)

In addition to what was outlined at the lower level, a candidate at this level has good decision-making ability, critical thinking, problem solving and root cause analysis skills. This position has a wide degree of autonomy, and the successful candidate will be largely self-directed, receiving occasional input from supervisors and peers. This candidate should be very well educated and experienced with facilities equipment such as boilers, HVAC, mechanical, electrical, and plumbing systems, building envelopes, grounds maintenance and roofing systems. A good understanding of construction systems, techniques and processes is essential. Good customer service skills are also essential. This candidate must be able to produce reports and lead meetings with small (5 - 15 people) groups.

What You Need

Minimum Job Requirements:

  • Professional knowledge in facility operations, maintenance, and construction processes.

  • Able to understand and interpret blueprints, piping and instrumentations diagrams and electrical schematics.

  • Able to adapt communication style to interact within different levels of the organization.

  • Knowledge of state and federal environmental requirements as they apply to facility operations.

  • Experience managing medium projects and using project management tools.

  • Additional Job Requirements for Building Manager 2:

  • In addition to the requirements outlined above, qualification at the higher level requires:

  • Expert knowledge in facility operations, maintenance, and construction processes.

  • Professional knowledge of Integrated Work Management and Integrated Safety Management principles.

  • Able to perform data trending and analysis to evaluate PM program effectiveness.

  • Demonstrated ability to review and analyze Operational cost data and establish controls.

  • Experience managing moderately complex projects and using project management tools.

  • Substantially meets the requirements of the Building Manager 1 position.

Training/Certifications: Desired - Facility Management Professional, Certified Facility Manager, Certified Safety Professional, Certified Construction Manager, CPR/AED.

Education/Experience at lower level: Position requires a Bachelor's Degree in an Engineering or related technical discipline, or an equivalent combination of related experience and education.

Education/Experience at higher level: Position requires a Bachelor's Degree in an Engineering or related technical discipline and 3 years of related experience, or an equivalent combination of related experience and education.

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.

Additional Details

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Please note that this requirement applies only to citizens of the United States. Foreign nationals are subject to a similar requirement under DOE Order 142.3A.

Clearance: Q Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

  • Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.

New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.

Regular position: Term status Laboratory employees applying for regular-status positions are converted to regular status.
