    Building Supervisor for Maintenance Specialists
    Full Time 12 months/8 hrs/day

    Location: ESC - Maintenance

    Assist in operating and maintaining a high-quality physical environment that is dedicated to the success of the Anoka Hennepin School District. Working under the direction of the Maintenance Manager, this position is responsible for providing key leadership related to the maintenance and operation of buildings, building operational systems and utilities. Responsible for assigning workflow, managing operating systems, and planning, directing, and supervising the maintenance of various District facilities.

    Specific duties for this Building Supervisor position include:
    Supervise the repair and maintenance of facilities and equipment, within a geographic District of Anoka Hennepin Schools. This includes supervising a District pool of mechanics, trades, and Low Voltage employees by providing leadership, technical expertise, planning, assignments, and monitoring work. Plans, schedules and monitors crew work and contract service providers. Maintains/updates automated maintenance work order system. Inspects work in progress. Responsible for safety and other relevant training. Work to offer guidance, support and suggestions on best practices and industry standards within Maintenance personnel and frontline staff. Support current Building Supervisors and custodians with maintenance needs, adherence, and implementation to PM program.
    With use of a CMMS system and/or preventative Maintenance program responds to building emergencies as needed (including participation in off hours alarm calls and response). May require working some nights and weekends.
    Other responsibilities and tasks as assigned by the Maintenance Manager, and Director of Building & Grounds.

    MINIMUM QUALIFICATIONS: High School Diploma or equivalent. Ability to operate all building equipment. Ability to effectively manage cross functional work teams made up of custodians, mechanics, and building trades. Ability to direct, supervise, train, and evaluate staff. Ability to recommend hiring and to participate in corrective discipline and adjustment of grievances. Ability to communicate and work effectively with department administrators, principals, building supervisors, and district staff. Excellent oral and written communication skills. Knowledge of property management practices; safety and accident prevention measures and practices. Ability to use computer systems and computerized communication programs/reporting programs and systems to effectively communicate, monitor systems, organize, and track data, and the ability to successfully problem-solve operating malfunctions. Ability to estimate material, supply and equipment needs and to maintain appropriate stock levels / Ability to estimate time, labor, and material costs. Technical knowledge related to facilities maintenance, operations and custodial operations. Ability to inspect equipment and determine maintenance repair needs, and to plan and schedule routine and complex building maintenance and repair work. Ability to perform position responsibilities including physical factors, work devices and materials handling, data functions, and people functions. Must be physically working in the building/on-site.

    PREFERRED QUALIFICATIONS: BA degree from a four-year college or university; or three to four years related experience and/or training; or equivalent combination of education and experience preferred. Knowledge of building systems, including, but is not limited to EMS, BAS, and the safe and efficient operation of HVAC and energy management systems preferred. Relevant experience in building maintenance and operations includes planning and scheduling complex mechanical system repairs and upgrades, planning, and scheduling mechanical system preventative maintenance for multiple facilities, planning, and scheduling mechanical system repair and preventative maintenance inspections, and extensive knowledge and experience with building controls and building automation systems (preferably in a unionized setting) preferred. Two years of experience leading or supervising building maintenance work preferred.
    Experience working as a maintenance mechanic or building operation trade worker is strongly preferred as well as a Chief C Boiler License. Familiarity and general understanding of union contracts preferred.

    Salary: $90,082, plus benefits.
