Community Director
RK Properties is seeking a highly experienced Community Director for a beautiful, fast pace apartment community with sophisticated details and superior amenities in the Augusta area. The ideal candidates will possess 3+ years of property management experience with working knowledge of YARDI, Rentcafe, CRM and Microsoft Systems.

Responsibilities
As the Community Director, you will be required to successfully lead and manage the day-to-day operations of a 323 unit community to achieve the established operational and financial goals set for the site, while increasing property value and satisfying residents needs.
Job Duties Include, but not limited to....
- Monitoring financial performance by ensuring the community is meeting expectations and staying within budget.
- Planning and controlling property expenditures in order to stay within set budget
- Review property AR reports daily and actively monitor rental payments, evictions writs etc
- Accurately complete and submit all monthly reports and weekly reports.
- Implement marketing strategies that will contribute to achieving the property occupancy goals.
- Actively ensuring property performance is maximized by walking the entire property weekly, inspect all ready units prior to future move-in and meet with team to plan property improvements that will assist with providing the best resident experience.
- Actively hire, train & supervise your team.
- Monitor leasing performance of the property and implement marketing initiatives to successful lease community.
- Develops and implements new strategies and programs designed to ensure long-term residency.
- Must be fully capable of tracking collections, evictions, vacancy rates, trends, outreach marketing, lease renewals, service contracts and closing ratios.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue and an overall positive reputation.
- Work with leasing staff to ensure that leasing/marketing goals are being met daily.
- Maintain positive relations with all vendors and make sure the best quality is being provided
- Coordinate special projects as required on property efficiently.
- Tour prospective resident the community and apply your product knowledge to the prospects needs to communicate the features/benefits; close on all prospects.
- Computer software experience to include YARDI, CRM, Rent Cafe, MS Word, MS Excel, MS Outlook, and related is preferred
- Basic understanding of Landlord/Tenant laws and application, familiarity with state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA
Job Type: Full-time
Pay: $65,000.00 - $70,000.00 per year
