Job Summary
Working as a Maintenance Project Manager, you will lead all aspects of and coordinate all activities of the maintenance department working under the guidance of the Director of Construction Management and/or Facilities Director.
Responsibilities
- Develop projects scope and budget with support from director
- Develop consultant scope of work documents
- Prepare and issue RFP’s/Bid Packages
- Perform bid reviews and select vendors with support from director
- Handle all pre-construction activities including, studies, testing, cost estimating & design
- Ensure facility design standards are maintained
- Perform technical reviews of design to ensure quality, maintainability and scope is consistent with approved budget
- Handles all vendors to guarantee that they are prequalified for safety, financial history and technical qualifications
- Prepare and process all vital documentation for PO’s & CO’s
- Collect existing drawings and documentation for use by consultants and contractors
- Maintain project tracking reports for RFI’s & submittals
- Supervise construction sites for adherence to contract scope & safe construction practices
- Coordinate construction activities between PM, plant personnel and contractors
- Facilitate access for contractors and consultants into mechanical and electrical rooms
- Supervise construction progress in accordance with project timeline
- Maintain all financial aspects of projects including budgets, commitments and actuals
- Maintain change order logs
- Assist in tracing and identification of existing systems and equipment
- Issue construction notices for FA & Security
- Retain the services of expediters and special inspection agencies and ensure that all inspections are performed
- Maintain required signage at construction site including permits
- Coordinate and supervise pedestrian closures, lock-out tag-out efforts with contractor and plant personnel
- Maintain and supervise construction observation punch lists
- Collect all close-out documentation including O&M’s, spare parts lists and warrantees
- Maintain construction documents in organized files and ensure all construction documents are accurately archived
Qualifications
- Bachelor’s degree in Engineering highly preferred
- Two years project management experience, preferably in a hospital or health care institution
- Able to lead multiple projects with responsibility for budgeting and scheduling
- Thorough understanding of engineering and construction principles, practices and procedures, applicable laws and government regulations, principles of management
- Previous maintenance experience
