JOB SUMMARY

Maintenance Technician - General Handyperson
Expert Property Management, Lexington, KY

Responsible for performing multiple repair and maintenance tasks throughout the day, which could include, but is not limited to: carpentry work; basic electrical; basic plumbing; painting; basic HVAC; basic flooring repair; general repairs.

FULL TIME – 36-40/hr week
M-F 8:30am-4:30pm
1 week a month ON CALL nights and weekends

SKILLS:

Knowledge in many aspects of repair & maintenance work.
Excellent verbal communication.
Ability to build rapport with residents.
Ability to read, write, and follow written and oral instructions.
Ability to use app based work order system using a smart phone.
2 or more years maintenance or related experience.
Team player who treats co-workers with respect.
Regular and reliable attendance is expected.

DUTIES AND RESPONSIBILITIES:
Basic Electrical Knowledge
Basic Plumbing Knowledge
Very Basic HVAC Knowledge of Gas & Electric
Carpentry & General Construction: drywall repair, woodwork, sanding, painting, fencing, etc.
On-call 1 week per month for property emergencies only

Jobs we perform on a regular basis:

• Fixing running toilets
• Unclogging drains
• Installing new hot water heaters
• Rescreening windows
• Hanging blinds
• Repairing fences and decks

REPORTING RELATIONSHIPS
Reports to Repairs Dispatcher

WORK ENVIRONMENT
Variety of homes and apartments throughout; Lexington, Georgetown, Paris, Winchester, and Nicholasville.
Exposure to dust, noise, and temperature changes, inside and outside work.
Use of personal vehicle with standard IRS mileage reimbursement is expected
Vehicle with ability to carry tools and small appliances.
Must possess BASIC TOOLS. A list will be given of tools expected to be carried will be supplied upon hire.

COMPENSATION/BENEFITS

$250/mo. reimbursement for medical benefits
$20-21/hr. - Depending on Experience & Certifications
Use of personal vehicle is required with standard IRS mileage reimbursement
Full-time 36-40 hours per week
Paid Holidays
Paid Time off accrued starting on Day 1

Matching 401K after 6 months of service, fully vested after 2 years

REQUIREMENTS

Ability to reach and to lift materials weighing up to 70 lbs.
Manual dexterity, overall coordination and good balance are required. Ability to stand, walk, and move rapidly for an eight (8) hour work shift.
Ability to bend, stoop, twist and turn, climb stairs and on trucks. Ability to perform repetitive arm and wrist movements.
Mental alertness to ensure safe and accurate completion of work activities.
On occasion able to work other shifts and additional hours.
Ability to learn new tasks and procedures.
Ability to move furniture and equipment.
