The Building Superintendent is responsible for the day-to-day management and general maintenance of TBC’s Corporate Buildings.

Job Responsibilities

  • Monitoring the performance of all building systems, including mechanical, electrical, plumbing, security, and life safety systems
  • Inspecting all properties on a daily basis to prevent and/or identify any potential problems
  • Troubleshooting problems and performing minor repairs (e.g., painting and patching, changing light bulbs, and replacing or repairing fixtures or hardware, etc.)
  • Coordinating with service providers to schedule routine preventative maintenance and emergency repairs
  • Overseeing vendors to ensure compliance with service contracts
  • Working with the property manager to solicit, analyze, and finalize vendor contracts
  • Working with tenants to ensure adherence to building policies and procedures, and responding to work orders
  • Instructing tenants on building security and emergency procedures
  • Responding to building alarms and emergency situations, 24 hrs./7 days a week
  • Other duties as assigned

Qualifications

  • High School Diploma and a minimum of 5 years related maintenance experience with Class A Office Buildings.
  • Ability to promptly respond to service calls after hours, on weekends, and holidays, etc.
  • Advanced knowledge of critical building systems, including mechanical, electrical, and plumbing
  • Prior experience developing RFPs for service vendors and analyzing proposals
  • Prior experience with management and tenant relations
  • Ability to read and understand blueprints
  • Prior experience assisting in budgetary preparation
  • Strong written and verbal communication skills with a high emphasis on customer service
  • Advanced computer skills and proficiency with the Microsoft Office Suite
  • Detail oriented with strong organizational skills and the ability to manage multiple projects and deadlines
  • Self-motivated; able to work independently and in a team environment
  • Ability to lift and move heavy materials and equipment (over 50 pounds)
  • Prior experience with Mail, shipping and receiving.
  • Valid driver’s license
