Job Function: Under direct supervision, oversees, coordinates and maintains the safe and efficient operation of all building systems, specifically technical and property related operations.
Duties and Responsibilities:
- May assist engineers to perform inspections and conduct periodic general preventive maintenance on the building mechanical, electrical, and plumbing systems. This involves normal lubrication, adjustment, cleaning, water treatment, and periodic testing of all building systems and equipment including but not limited to; chillers, cooling towers, pumps, air handling units, boilers, VAV boxes, variable frequency drives, water heaters and air compressors, etc.
- Daily coordination and communications with Property / Engineering Manager and/or Building Engineer regarding maintenance issues, work orders, budgets and tenant relationships.
- Coordination and communications with Day Porter / Janitorial Staff as necessary. May also be responsible to assist or fill-in for these team members if necessary. Including but not limited to tasks such as maintain the exterior grounds with trash pickup, empty all ashtrays & trash receptacles, sweep building entrance ways & assist with snow removal as needed.
- Daily coordination and communications with tenants, customers and building occupants.
- Responsible for ordering and maintaining an inventory of parts and supplies needed for the continuous operation of the facility.
- Maintain the cleanliness of equipment rooms
- Maintain and repair plumbing systems including, but not limited to:
- Restroom fixtures (toilets, urinals, sinks, faucets, flush valves, valves, dispensers, etc.)
- Sanitary and storm water drainage piping, traps, and ventsTenant equipment (sinks, faucets, garbage disposals, dishwashers, coffee makers, ice makers, etc.)
- Maintain and repair architectural systems and finishes including, but not limited to:
- Locks and door hardware
- Restroom partitioning systems
- Rails and barrier systems
- Minor repairs to ceiling, wall, and floor systems
- Minor repairs to tenant furniture systems
- Install pictures, signs, cabinets, racks, enclosures, etc.
- Properly record and maintain:
- Meter readings
- Service request forms
- Payroll time card
- Parts and material forms
- Mechanical room and equipment inspection logs
- Preventive maintenance forms
- Compose written, factual reports of occurrences and incidents on property
- Assume additional duties as delegated by Management
Job Requirements/Qualifications and Knowledge, Skills and Abilities:
- Must have minimum of 1-2 years building maintenance experience ,commensurate with position being filled (i.e. high rise building, low rise, Maintenance Technician or assistant)
- Maintain professional appearance and manner at all times while at the property and maintain calm demeanor in emergency situations.
- Ability to climb up and down stairs and ladders.
- Ability to lift 50 lbs. or more.
- Ability to work standing all day.
- Ability to use of olfactory, auditory and visual senses.
- Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).
- Basic working knowledge of electrical, electronic, pneumatic, and mechanical control devices,basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.
- Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.
- Working conditions: Indoors – 80% and Outdoors – 20
- Must possess a current valid driver’s license with good driving record
- Ability to work safely and adhere to necessary job safety requirements, including but not limited to installing and operate rigging and lifting devices.
Education:
High School Diploma or equivalent
Additional Responsibilities: Will be required to work evenings, holidays and weekends to ensure proper work coverage.
Hours are 7am-4pm or as needed-
