ENTRY REQUIREMENTS

High school diploma or GED.

Valid Michigan driver’s license.

Senior-Certified Healthcare Mechanic:

Minimum 4 years general maintenance experience in commercial/industrial building -and-

MECH (Mechanic Evaluation and Certification for Healthcare) Senior Certification for the State of Michigan-or-

Associates degree in technical related field with completion of the MECH Senior Certification within two years in addition to the minimum 4 years maintenance experience.
-or-

10 years minimum general maintenance experience in commercial/industrial buildings with completion of the MECH Senior Certification within two years.

Ability to read and interpret basic blueprints, schematics and sketches. Able to prepare as-built sketches for all jobs assigned.

Physical requirements: must be able to lift medium loads (25-50 pounds), climb, stoop, kneel, crouch and/or crawl occasionally (0-33% of the workday); and must be able to walk and handle material frequently (34-66% of the workday).

Power Plant Operator II:

State of Michigan Third-Class Stationary Engineer Registration/License required-and-

Not less than 3 years power plant experience in the operation, inspection preparation and preventative maintenance of high pressure boilers, controls, feed water systems and steam specialties required.

Experience with 125 psig steam and water tube natural gas-fired boilers and water cooled chillers desired.

Physical requirements: must be able to lift medium loads (25-50 pounds), climb ladders and crawl occasionally (0-33% of the workday); step-climb frequently (34-66% of the workday); and must have average vision and good hearing ability.

Plant Operator II

Reports to the Manager of Facilities Maintenance; receives daily assignments from the Chief Plant Operator.

Senior-Certified Healthcare Mechanic Duties

• Verifies work order requirements and completeness by communicating with requesting personnel or department
• Inspects, repairs, installs, tests and replaces basic electrical systems (e.g., wiring receptacles, sockets, fuses).
• Assists with installation of new electrical systems (e.g., conduit, wire, motors).
• Tests and troubleshoots motors, coils, panels, breakers, etc., by operating electrical testing equipment (e.g., ammeter, ohmmeter, voltmeter(.
• Inspects, repairs, installs and maintains plumbing systems (e.g., drains, faucets, valves, sinks, toilets, pipe sections).
• Installs new fixtures, and connects to existing pipes and drains.
• Inspects, repairs, and maintains steam valves, traps, etc.
• Troubleshoots and repairs equipment and systems (e.g., heating/cooling, temperature control, pneumatics, electrical controls, sterilizing).
• Operates computer to correct building and/or translogic tube system problems.
• Conducts safety tests and inspections appropriately.
• Cleans and maintains work areas in a neat, orderly and safe condition.
• Prepares and submits reports and records of activities as required.
• Operates BAS (building automation system) a computerized facilities utility system.
• Performs other duties as assigned.

Plant Operator II Duties

• Prepares boilers for inspections, i.e., opens and cleans tubes and drums, replaces refractory brick, burners, etc.
• Maintains constant surveillance of boilers, steam lines, gauges, pumps, valves, etc.
• Makes regular and consistent entries of pertinent information on log forms.
• Repairs boiler room equipment, e.g., valves, bearings, packing, gauges, expansion joints, pumps, electrical controls.
• Inspects, repairs and maintains steam valves, traps, etc.
• Conducts daily water quality testes under the direction of the contracted Water Quality Engineer.
• Maintains water softener and RO in accordance with prescribed techniques to ensure sufficient quantities of both soft and RO water.
• Maintains surveillance of fuel oil tanks for emergency diesel generator sets.
• Maintains surveillance of the propane fuel tank for boiler backup fuel source.
• Maintains and tests on a regular prescribed basis emergency generators 1,2,3,4 & 5.
• Records steam, water and gas consumption in the computerized database.
• Maintains water-chilling equipment (e.g., pumps, valves, chillers, cooling towers) to ensure delivery of chilled water.
• Prepares chillers and associated equipment for spring start-up and fall shutdown.
• Operates BAS (building automation system) a computerized facilities utility system.
