SUMMARY
Senior Maintenance Repair Workers perform a variety of commercial repair and maintenance activities, to include electrical systems and appliances, plumbing, and heating/air conditioning systems. Work also includes overseeing and assisting the work of others, scheduling and coordinating work, and maintaining supply inventories.
TYPICAL JOB DUTIES:
  • Assists skilled trade workers with the completion of major skilled tasks.
  • Installs and maintains electrical equipment and appliances.
  • Performs general building upkeep.
  • Performs general maintenance/carpentry duties.
  • Installs and maintains heating, ventilation, air conditioning equipment, and refrigeration equipment.
  • Maintains inventory of equipment and supplies in order to ensure proper stock.
  • Directs the work of new employees and other crew members when working on the job site by giving instructions, answering questions, and monitoring work for completeness and safety.
  • Maintains and/or builds furniture and other equipment.
  • Installs and maintains plumbing and appliances.
  • Evaluates and prioritizes work orders, and documents work performed.
MINIMUM QUALIFICATIONS:

  • Driver's license.
  • Experience troubleshooting and making electrical repairs in a commercial building, replacing outlets, wiring, ballast, fuses, etc.
  • Experience servicing and maintaining commercial HVAC systems, changing belts and filters, cleaning coils, lubricating bearings, etc.
  • Experience in at least one of the following areas: plumbing repairs in a commercial building OR minor carpentry repairs.
  • Experience reading blueprints.

PREFERRED QUALIFICATIONS:
Preferred Qualifications are examples of experience and education considered to be highly desirable by hiring agencies.
  • Two or more years of experience in the field of commercial maintenance and repair work.
  • Experience working in a lead-worker or supervisory capacity.

CRITICAL KNOWLEDGES:
  • Knowledge of basic building maintenance concepts and principles including general carpentry, plumbing, electrical and cleaning processes.
  • Knowledge of the methods, techniques and practices of the operation, repair and maintenance of building systems (i.e., HVAC, electrical, plumbing, and fire detection and suppression) within commercial buildings.
  • Knowledge of the tools, equipment, materials, and practices of the construction and mechanical trades such as electrical, plumbing, heating, and air conditioning.
  • Knowledge of software that documents and tracks various work activities and provision of services, including handling of customer complaints, completing service requests, managing service provider schedules, and producing descriptive summary reports (e.g., Medsphere, Microsoft Dynamics CRM, Incode, WebQA, etc.)

WORK ENVIRONMENT:
  • Work is performed within employer-owned facilities such as offices, workshops, warehouses, or stations.
  • Work involves use of various hand tools such as screwdrivers, wrenches, and multimeters.
  • Work requires regular exposure to live electrical circuits and hot water pipes.

PHYSICAL DEMANDS:
  • Job involves moderate physical exertion required for occasional prolonged periods of standing, pushing, pulling, lifting, carrying, balancing, climbing, stooping, kneeling, crouching, or crawling.
  • May involve occasional lifting of items or objects weighing up to 75 lbs.
