Job Title: Lead/General Superintendent

Our growing construction company is seeking a General/Lead superintendent with a minimum of 5 years of experience as lead superintendent on tilt-wall/precast warehouse projects over 100,000sqft. (Cold Storage and Self-Storage experience a major plus)

Position Description:

The Superintendent serves as the leader and director, orchestrating the efforts of subcontractors and subordinates. The responsibilities encompass ensuring safety standards, adhering to project timelines, maintaining the quality of work, and managing within the set budget. Furthermore, the Superintendent oversees the work of any subordinates and subcontractors.

Experience Required:

5+ years as lead superintendent of tilt-wall/pre-cast warehouse construction in New Jersey.

Proficiency in MS Office

Ability to learn new construction software as needed

Education :

Minimum of Associates degree or Trade School

Responsibilities:

Engage in post-award review meetings to acquire a comprehensive understanding of the project's requirements before the start of construction.

Partner with the project manager to design a construction schedule that outlines the order of activities, team structure, staff selection, and the need for manpower and construction equipment. Develop work schedules and determine the sequence of tasks, applying recovery strategies when needed to maintain the project timeline.

Supervise the entire construction project and personnel to confirm it aligns with the specified requirements, adheres to the set timeline, and operates efficiently to deliver the projected profit. Confirm that all work aligns and is in compliance with the approved contract documents.

Assist the project manager/engineer in numerous tasks, such as ensuring the on-time arrival of materials and permanent equipment and securing approvals for shop drawings and material samples.

Facilitate subcontractor activities to integrate their work effectively with the overall project timeline and advancement.

Aid in generating job progress and cost reports to accurately reflect the real costs of the project.

Evaluate and give approval to key documents and reports, including requisitions, field purchase orders, and invoices.

Uphold a professional and friendly relationship with architects or owner representatives, always keeping the company's long-term benefits in focus.

Host regular site meetings with the project manager and team, ensuring clear and constant communication.

Consistently update the project manager about job progress, upcoming plans, and any potential problems that could significantly affect the project's cost or schedule.

Maintain a daily log to record all significant project details, events, conditions, visitor interactions, commitments, agreements, and approvals.

Implement and manage strict compliance with the company's safety guidelines throughout all project stages and areas by enforcing subcontractor adherence to the highest standards and all applicable safety codes and regulations.

Make informed decisions promptly even under tight deadlines.

Supervise and mentor Assistant Superintendents, Field Engineers, and/or Interns, providing feedback on performance appraisals as necessary.

Oversee work performance decisions related to scheduling, delivery, logistics, quality control, and trade employee staffing levels.

Collaborate with the project owner and their representatives, keeping them informed about the construction progress.

Connect with owners and architects/engineers concerning field issues, taking responsibility for their resolution.

Manage the billing process related to overseeing the monthly estimation of completed work, material invoices, and subcontractor payment applications.

Compensation:

$100,000- 130,000/yr
