Job Description: Financial Specialist with a focus on Property Portfolio Management


The purpose of the Financial Specialist role with focus on Property Portfolio Management is to ensure a solid growth strategy of the company. It is essential for the candidate to have a solid understanding of resources allocation through costing principles (Camden uses vertical integration- thus the candidate should have an understanding of costing principles to ensure all departments in the company are running at extreme efficiency at all times), risk real property poses for the company (Macro/Micro) as well how to best leverage individual properties within a large portfolio to ensure greater portfolio performance.


At Camden, we are looking for a candidate who is a Financial Specialist with a focus on Property Portfolio Management who has studied (listed below) and has sufficient experience in (listed below):


  • Investment Decision Theory

At Camden we are looking for a candidate who has studied Investment Decision Theory. Daily tasks will include that of understanding the applied science of effective decision making, a candidate who understands how the human brain is wired to make calculated, emotionless decisions in a fast-paced environment. Understanding the economics behind financial bubbles, how to identify a financial bubble and develop strategies for recognizing them.

The candidate should have worked through during his/her course of studies: Historical crashes and market cycles, the drivers behind a financial bubble occurring, global outlook and debt cycles as well as monetary policies and the effects that the Federal Reserve Bank can have on the broader financial market. The challenges and opportunities in a financial bubble and methods to improve decision making.

We believe it is essential to employ a candidate who has hedge fund and portfolio management experience, who has experience dealing with the greater macro-economic environment as they can identify market trends. At Camden we are looking for an individual who will be able to adjust and prepare the property portfolio for events of such a manner.


  • Property Valuation

At Camden-Homes, for the Financial Specialist with a focus on Property Portfolio Management role it is essential the candidate has studied Property Valuation as we are looking for a candidate whom understands the concepts of rent, potential income and effective income, understands the property rights of real estate, understand and analyze operating expenses in order to ensure portfolio and profit optimization as well as understands the process of income capitalization to estimate value and is able to perform a property valuation based on market related data and historical performance.


  • Property Management

We are looking at Camden-Homes for a candidate who has studied property management. Candidate should have a solid understanding of: Leases, Lease negotiations , Maintenance procedures, security, how to keep track of a large rental portfolio in terms of inflows and outflows of cash allocated to the portfolio and to optimize portfolio performance


  • Cost and Management Accounting

The candidate should have knowledge of cost management accounting as we are looking for an individual who has studied and worked through job-order costing, process costing, budgeting, standard costs, and direct costing. This is an essential requirement for the Strategic Analyst role as it is imperative the candidate can maximize profits on projects through sufficient costing procedures. When working on big developments of 100+ single family homes at a time- it is essential to save on the procurement process to ensure margins are intact at project end.


  • Investment Management and Portfolio Management

Candidate should have experience in and should have studied Investment Management and Portfolio Management. We are looking for a candidate who can Calculate the total risk, market risk, and firm specific risk of the property portfolio from scratch and explore how the different risks interact. Estimate the Expected Returns of property portfolio using the Mean Method, State Contingent Weighted Probabilities, as well as Asset Pricing Models. Measure property portfolio's performance by calculating portfolio returns and risks as well as including market position/saturation in risk calculation.

A candidate with experience in Investment Management specifically hedge fund experience is ideal. Candidate has experience in adjusting portfolios for risk to maximize upside while mitigate downside risk. When applying experience to the property portfolio, Camden feels this can maximize project returns and outperform competitors to ensure sufficient capital and financing is raised for future projects.


Responsibilities of Financial Specialist with focus on Property Portfolio Management, Experience required:

  • Performing daily valuation techniques on developments held in the portfolio.
  • Making sure leverage and gearing sizing in the portfolio is always in line with forecasts.
  • Ensuring costing principles always applied. Costing is the focus at all times to ensure maximum profitability and make sure margins are intact.
  • Ensuring synergy between all departments as vertical integration is imperative for Camden’s future success.
  • Dealing with investor queries.
  • Consistently updating and looking over financial statement to keep on top of expenses, inflows, and outflows of cash.

Job Requirements

  • Degree in Finance with a focus on Financial Analysis and Portfolio Management.
  • Bilingual in English and Afrikaans (is a plus) as will be managing funds raised in South Africa.
  • Have experience in hedge fund management.
  • At least 2 years’ experience in a related field.
  • Macro-economic experience and exposure in global financial markets.
  • Knowledge in financial management.
  • Knowledge in portfolio risk and portfolio optimization.
  • Experience looking after and managing a team of 25+ employees.
