WHAT YOU WILL DO:

We are looking to add an Real Estate Associate based out of our corporate headquarters in Mendota Heights, MN. This will be a full-time position working at the corporate office on-site. The Real Estate Associate will be employed by Dungarvin, Inc. and will report directly to Robert Lindahl, Broker/President of Robert Lindahl Realty, Inc. Areas of responsibility can include:

  • Responsible for full handling of rents/expenses for a portfolio of real estate
  • Tracking of related lease documents/amendments/rent-changes, operating costs
  • Tracking of values, property taxes and insurance coverages
  • Primary contact for all residential and commercial tenants
  • Verify tenant lease information for entry into Property Management systems
  • Handle any required-on site building/rental inspections, on-site tours and property condition reports
  • Assist Robert Lindahl Realty with all marketing endeavors both residential and commercial
  • Assist Building Engineer with all commercial building needs and systems
  • Assist in creating maximum efficiency with systems and procedures
  • Monitor third-party janitorial services and contracts for commercial sites
  • Maintain and share procedures for emergencies, fire, power failures, etc.

Qualifications


MUST HAVE:

  • Bachelors or associates degree within Real Estate or 4 years of Property Management Experience (residential or commercial) in leu of Bachelor's degree.
  • Familiar with Excel spreadsheets, working with formulas, graphs etc.
  • Use of Residential MLS, Commercial MNCAR, Costar and Loopnet

NICE TO HAVE:

  • Real Estate License (or intent to work toward licensing).We will pay for Real Estate License.
  • Familiar with accounting/property management software, such as Quickbooks and Yardi.

SKILLS CRUCIAL TO SUCCESS IN THIS ROLE:

  • The ideal candidate is organized, thorough and resourceful. A motivated self-starter.
  • Strong with technology and internet-based programs
  • Must have an understanding of rental real estate and related contracts and leases
  • Ability to work with or learn HVAC and Security related software
  • Ability to work with and monitor third-party contractors
  • Ability to handling some physical on-site property management needs

HOURS WORKED:

  • 40 hours per week, some travel within the Twin Cities metro area. Expected to respond to tenant emergencies during evenings and weekends, however the frequency of such emergencies is not frequent.

PHYSICAL DEMANDS:

  • The employee will be required to climb ladders and steep stairs, occasionally handle emergency repair issues, or clean up, assess HVAC equipment in mechanical rooms and above ceiling grids, and occasionally lift and/or move up to 10-25 pounds.
