Role:
The Land Administration/Rental Specialist is responsible for providing services within the Land Administration team by implementing administrative systems, procedures, and policies to effectively coordinate all elements related to contracting and financing of raw land and rental homes including appraisals, loan requests, loan documents, loan closing, and interfacing with the rental management company and company owners. The Land Administration/Rental Specialist is also responsible for effectively communicating accurate information related to each community in the company database, updating annual tax rates and obtaining property tax discounts for owned properties.
Responsibilities:
· Prepare purchase agreements for land/lots with terms outlined by Executive and market partners in alignment with standard formats.
· Prepare purchase contracts for construction of rental homes in alignment with standard process
· Coordinates with Director of Finance, lenders and attorneys to obtain financing for land and rentals
· Collaborates with Director of Finance and Land managing partners to obtain information required by the lender for appraisal and underwriting the loan.
· Coordinate with insurance agent to obtain property insurance on rental homes within 24 hours of Certificate of Occupancy issuance.
· Coordinates with Director of Finance, lenders and attorneys to obtain refinancing of rental units prior to loan expiration dates
· Coordinates with Director of Finance, lenders, closing attorneys, and rental company owners to close loans effectively and in a timely manner including closing checklists, loan document review, closing statement (HUD) accuracy, document execution and delivery of funds
· Maintains and updates loan, lot, insurance and community specific information in Trinity & QuickBase
· Submits required documents to obtain builder property tax exemption in all markets by January 31 annually
· Reviews annual tax bills to ensure discount is received
· Appeals tax values that are not in line with the market
· Updates tax rates in the company database annually prior to September 31
· Research information related to lots and subdivisions using geographical information systems and on-line register of deeds database
· Performs other duties as needed or required
Results/Accountability:
· Maintains effective coordination with Land Partners to obtain all information required for preparation of land contracts and financing
· Maintains effective coordination with Director of Finance, lenders, attorneys and owners of the rental program to achieve timely loan commitments and loan closings by deadline
· Obtains property insurance on rental homes within 24 hours of issuance of Certificate of Occupancy
· Ensures accurate information related to each community and lot is recorded and updated in the company database daily
· Ensures annual builder property tax exemptions are received
· Responds to information requests from internal team and external stakeholders within 24 hours
Qualifications:
· High school diploma or GED required.
· Five or more years of administrative experience in a corporate setting required
· Paralegal experience preferred
· Proficient in Microsoft Office
· Ability to build credibility and maintain relationships with Director of Finance, owners (Rental Program) and key outside stakeholders (bankers and closing attorneys)

Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
